Should Agents give Comps to the Appraiser?

Should the Listing Agent be attending the Appraisal? Then what do you think about giving comps to an appraiser? As a Leading Listing Agent, I always attend the appraisals on my listings. The appraisal is one of those factors that can kill a sale faster than you can get up from your desk. I like to be there, speak to them, tell them what the updates are, major improvements, increases to value and such. When it comes to giving the appraiser comps, it is more proper if the agent submits them rather than a buyer or seller doing so. Sure an appraiser can accept the comps, but they do not have to use or even look at them.

 

I find that with "one of a kind" or unique homes, furnishing comps assist the appraiser in how i priced the home. It is also important for them to know in most cases that we had 7 offers all at or above asking price. In a purchase, the appraiser is providing an independent assessment of what the property is worth. Some mortgage companies simply ask that the home is worth at least what the buyer is purchasing it for.

 

It is inappropriate that the appraiser accepts any influence to change the value to benefit any party in the transaction. Most appraisers may look at the comps, but most will then toss them away.

The reality is you will not be pulling one over on the appraiser. If the listing agent did their job the house is priced at market value. If the buyer agent did their due diligence, they also completed an assessment of value and based the buyers offer on it so they did not over pay,

 

What is a Home Buyer or Seller to do? Having the best Listing Agent or the best buyer agent is one of the best ways to be assured you are being taken care of when Buying or Selling a home.  

 

The hard truth is that Buying or Selling a home can go as good as the agent you hire.

It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BY: Getting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Good morning, Scott -- yes, in order to best represent our clients, I meet the appraiser with comps, a floor plan, a list of updates to the property and anything I can share that highlights the property.  I let the sellers know the home should look as if there is an open house or a showing --- it's important to make that first impression count because it does.

It is wise to be at the appraisal as the listing agent. I always ask the seller to vacate the premises and I do provide the comps I used to price the property.

Good Morning Scott: Yes, I do attend the appraisals and bring comps with me both on the MLS and off. Fortunately, this is worked out as many of my listings sold over market value due to supply and demand in the area. When the appraisers did their homework, they agreed. If they don't want to have it appraise at asking price which is over market value, I anticipate this and  ask the buyers agent to make up the difference as part of the initial contract within an agreed upon amount.  It creates a win win for all involved.

Scott Godzyk I have found that with the HVCC and the fact that so many appraisers are from out of our market area, they seem willing to accept agent-provided comps when asked.

There are occasions, usually when the appraisal could possibly be iffy, that I do give the appraiser comps.  It's a funny line to walk not knowing if the appraiser will appreciate it or get insulted that you have "taken over" their business.

Yes, I send comps to the appraiser as well as the list of upgrades the home has and any other important information I feel is relevant to the appraisal. I've never had an appraiser react negatively to it.

Scott,  I meet the appraiser and I give the appraiser the comps I used in pricing the home.  I also add additional information - highlighted in red and/or yellow pointing out amenities that my listing has and what others did/do not.  I make it super easy because no one knows the market better than the agent working it.

In my area we don't have a lot of subdivisions with similar styles and sizes of houses. In a lot of cases, it's a good idea to supply the appraiser with comps. We also often get appraisers from out of the area that have no idea of irrigation water and other rural amenities.
