Fractional Ownership in Aspen

I have a two bedroom, three bath, 1120 square foot residence located at The Innsbruck in Aspen, Colorado. The Innsbruck is a newly built, beautiful, fractional ownership residence located at 233 West Main Street. It is only 7 blocks to the downtown shopping mall where everything happens. With this fractional ownership you will get 4 weeks per year, 3 of those weeks are guaranteed to be in prime season. Our prime season runs from November 21st through April 15th and from June 14th through October 2nd. There are two off seasons which are the times between the prime seasons. This is a rotating priority system where you are given a priority number which will always be yours. There are groups of A through L, each group has 10. So A would be A1 through A10, B11 through B20, and so on. Each year the groups will go down to the next level, so A would go to B selection group but will always remain an A. Every 12 years you will be on the top. There are 10 two bedroom residences, 3 one bedroom residences and 4 garden level one bedroom residences. The Innsbruck has all the amenities including - twice a day housekeeping, shuttle service, on site management and maintenance, hot tub and pool, bicycles for the owners to use, long term and short term storage, high speed internet. The home owners fees for the two bedroom are $6172 per year which includes taxes, insurance, all the amenities, everything. This is payable quarterly. You are able to rent these places either yourself or through the management. There is a full kitchen, living room, washer and dryer, three full baths and the sofa in the living room is a sleeper. These are also lock off units. You can rent the whole thing or split it into a one bedroom with two baths or a studio with two separate locked off bedrooms (like a hotel room). Each unit has a steam shower in the master bath, a jetted jacquzzi bath in the guest bedroom and a shower in the third bathroom. This unit has a priority number of 22C and includes weeks of 10/10, 12/30 (New Years), 2/10, and 3/2. This is the 2008 -2009 season schedule. There are top of the line finishes and furnishings in all of the units. You own a particular residence but it is a non exclusive use of the residences, which means, you may or may not get your unit but it doesn't really matter because they are all identical. The price for this residence is $227,000. My seller would love to get this sold, I know that there is someone out there that would love to own a place in Aspen that is somewhat affordable.
