Rich - How did the open house go? I am curious how they work in other areas of the country. We have several coming up and with the weather so beautiful, we should have a good turn out.

Brande -- turn-out was low, unfortunately. I blame that on the thunderstorm we had that afternoon. Overall, open house traffic is up this year, much earlier and to a greater degree than we have experienced in previous "Spring markets". This indicates to me that there is a lot of pent-up demand with buyers out there, and the the road ahead will be a good one for sellers that price their homes properly.
