Every Home Inspector must go into the attic area, if one exists and has a access to do it. Going up into a strange attic can be an adventure sometimes, and sometimes you see some nifty stuff! Sometimes, you get a good laugh, and sometimes there is some head shaking. I always lead the way with my flashlight so I know where my head is going.
This house was in west Albuquerque, and was a "flip" house, so extra attention is given sorry to say. The flip mentality has created doubt because lots of times investors just do the cosmetic work and hope all the bling makes the buyer overlook the shortfalls. Sadly, it works for them sometimes.
This one was pretty good, they replaced a lot of stuff, including the electrical panel and new breakers. The installed a new gas furnace too. Nice, I thought. So as I went into the attic something jumped right out at me... no, not an animal. Sure, they replaced the furnace... but they didn't remove the old one! They abandoned it in the attic. Out of sight, out of mind right?
I could see where it would have been a pain to get it down from up there, but they were remodeling the whole house, a little extra effort could have gotten that thing down, what will they do next time, just keep shoving them aside and start a furnace graveyard?
Long story short, make sure that whoever you hire to do anything does it right! If you the homeowner is unable to check behind your contractor, hire somebody to do it! The money you save may be your own...
