New Home Buyer gets confused with process of buying a new home!

I met a Buyer this weekend who told me of their visits to some New Home Communities. As expected the models were  so pretty and they just drew them in. They walked the models and talked  with the sales representative about the different type of homes available and the prices.

Ok, so everything is good so far.

They  forgot to ask for a brochure so they  were  going a little blind in terms of pricing and standard features that were available in the community. Next they found themselves  sitting down to build a particular home on paper.  At this point as a buyer, it is always fun to dream and say Yes and No to the different options you may want to see in your home. 

Then it happens...STICKER SHOCK

The home they  thought was $589,000 is all of a sudden $675,000!  Yikes, how could that be?  The sales representative told them  the type of home they  wanted had two prices one for the smaller lots and one for the estate lots...SAY WHAT?? But it started to become overwhelming and  all a blur as they  saw  the sales price and realize even if they  could afford they were  not spending that amount of money on a home. So they politely say  Thank You and go home to see what you can cross off the list.... then they decide there is no way and are out looking at open houses!

 

Sound familiar?

 

The sales representative for the builder, of course, reached out to then  a few times  a call even came in what they were talking to me with a reason they  needed to move forward right now. The sales representative is  just doing their job, but these buyers  were in no way  ready to move forward no matter what the special incentive was.

 

 

This is typically where the buyer gives up and says there is just no way I can afford to buy a new home.

These Buyer's were  not saying NO. I don't want to buy,  they are Saying I do not KNOW enough to make an informed decision.

Why did this not work out for the buyers?

They were not working with a buyer agent they simply walked in off the street and looked at the homes. A Buyer Agent who would be working on their behalf  would have saved them this two  hours of their time by sharing with them what the possibilities were and what the homes have been selling for in that community in the past several months. If the prices were $100,000 over what the buyer wants to spend there is no real reason to go there. If I had been their agent I  would have redirected them to a community that may have fit their needs.

The new home sales representatives are great, but they work for the builder, not you. They are there to sell you that home you are speaking about in that community. I as a Buyer Agent, on the other hand, learn about here you live now and why, I learn what is working for you and what is not in your present situation. I then do an overview of the market options based on your wants, needs and budget to help you through the process. I cost you nothing but can save you thousands in mistakes and I may be able to show you how you can get that Dream Home even in that new home community. It is all a matter of choices, working with financing and looking at your five to seven-year plan to help you make an informed decision.

It is not unusual to see Buyers with the HGTV Mindset looking at homes they want everything and they start to build their wish list with no idea of the real cost involved in the area they are looking. When they visit the builder they just  say yes to the things they want  as they are building the home on paper with the sales representative.on paper. If you can afford that great, but in many cases when going into a new home it is like going into the grocery store when you are Hungry!

You all of a sudden realize your cart is full of everything you did not need but there it is overflowing and now you find yourself either paying for it or putting it back or reaching into net months food budget to pay for it!

That's just no fun!

Excellent post. It sounds great to buy a new home build until the price starts adding up -- on paper. I'm sure you'll be able to find these home buyers their dream home.

Patty - I am just not sure why all new home buyer's don't work with an agent. It doesn't cost them anything, and oftentimes buyers are needing the information and expertise that an agent can provide.
