Your Listing Expired..Now What?

It is 8:00am and the first call you receive is from a local Realtor® letting you know thatYour Listing Expired...Now What? “your listing has expired”, this is an agent who is prospecting Expired Listings. Do you;

-hang up the phone?
-say NO, I already have a Realtor®
-be angry and ask why are they calling you?

Once you get off the phone with the first Realtor®, you receive a second, third, fourth phone call, then someone shows up with a nice package of information at your door yet again asking to be interviewed for the role of marketing your home. You stop answering your phone and certainly stay clear away from the door....could very well be another Realtor® telling you “your listing has expired”.
By now, you know your listing has expired..now what?

You as the homeowner, have options! Before you move on, you must understand why your house did not sell so you wouldn’t repeat it the second time around. Here are top three reasons why listings expire;

 

PRICE-Whether you are in hot..hot..hot seller’s market or in a market where there’s an abundance of inventory of re-sales as well as new construction, list price of your house should reflect current market conditions and active/pending/sold comps. An overpriced listing will most likely become an EXPIRED listing.

CONDITION-When I say condition, I mean condition of your house inside and out!! When was the last time you had your A/C serviced? Are all the appliances working? Ohhh..the carpet that was installed 20 years ago..how about that paint that was once off white..now a little brownish?? Aside from making sure everything in your house is in working condition, you must clean, de-clutter, organize etc Remember, you only have couple of seconds to impress potential buyers to want to make an offer. Buyers look through everything, including inside the stove, under the bed, closets, toilets, ceiling fans..yes, even the garage!

MARKETING-Marketing a home for sale takes knowledge, using ALL the tools available to reach the target audience and be effective. However, even the best marketing can not move a house that is overpriced and/or in poor condition.

These are the top three reasons why your listing will end up in the “Expired” column of Multiple Listing System(MLS) and prompt phone calls, letters and visits from Realtors® asking to be considered as your next Listing Agent.

Before moving forward, ask yourself if you have enough motivation to get your house SOLD! What does motivation mean? It means pricing it just right based on comps that are similar to your house, making sure your house is in show ready condition, means there are no obstacles with showings. Your house should be available to show any time(within a reason) and any day of the week. Don’t limit buyers and their agents to certain times and make sure there’s a lock box on the door..ohhh, one last thing, don’t be present while your house is showing.

Perhaps you need to look for a new Realtor®- If this is you, here are some questions you might want to ask the candidates;

-What will they do differently to market your house
-Why do they think it didn’t sell
-Was it priced right? How does it show?
-Are they local?

So, how do you select the Realtors you will be interviewing? Remember those phone calls you received early in the morning? How about the Realtor® who showed up at your door? I would start with them. They are aggressive, they are working. You want a Realtor® who will do the same when marketing your house. Remember, just as your listing has expired, so did many others and the agents who are picking up the phone and calling are doing it every day of the week. These are the type of Realtors® you want on your side.

Beth excellent points.  It must be frustrating for sellers to get calls after calls the day the listing expires.  Of course the seller need to evaluate why the home did not sell.

I agree with Silvia Dukes PA, REALTOR, CRS, CIPS, SRES , most people know why their home didn't sell, if not, then they should have been looking for a different agent before the listing expired... ready and poised to move on to the next one.

Beth, this is a terrific post with some wonderful information.  Only one thing - I would advise people to steer clear of the agents who prospect expireds within seconds of their coming off the market as the major leg of their business model.  At least in these parts, many have pretty funky reps, and they've annoyed a lot of their colleagues - and not always the ones whose listings they've gone after.  And their strategy doesn't involve great marketing or helping to whip the place into showing condition.  It's just about slashing the price.

Patricia, we all work differently, I wouldn't appreciate calling me at 8:00am, wouldn't do it to someone else. Irony is, most are having others make the phone calls for them..

If you don't want the listing to renew, just make it clear to the sellers why.

If they are williing to make changes you are asking, if you are, then you can re-list under new terms and move forward

Beth... excellent post. It's so easy for sellers to immediately start blaming their agent because a home didn't sell. But often they are more at fault than their agent is and just switching agents and doing nothing different only ensures another expiration.

Thank you Nina! Isn't that the truth? Which agent would set himself/herself up for failure? It takes time and money to market a home, last time I checked, Realtors listed homes to get them sold so I am confident they let the sellers know why their house is not selling.

Beth, great post and a well deserved feature! Sellers do need to understand why their home didn't sell and hire an agent that can deliver the right results. I agree meeting with the first agent or first couple agents that contacted them is a good idea. They're out there earning business and that will bring buyers.

Nice post, Beth Atalay .  I have to say, though, prospecting tactics are not necessarily an indication of marketing strategy success.   Many agents are aggressive about prospecting so they can do the 3-P's:  Put up a sign, Put it in MLS, and Pray for another agent to show and sell it.   How to interview an agent is an important skill for success.  It reminds me of a story about the devil.  LOL

Beth Atalay - What I don't get is the home owner who has used the same Real Estate Agent OVER AND OVER AGAIN and think they will do something different this time to sell the house that they didn't do the first time. Great post by the way.

An expired listing may just mean that the seller refused to follow the advice of her Realtor.  So often we see a new Realtor coming on board who succeeds in getting the price reduced, the walls painted or more cooperation in scheduling showings.

The 2nd Realtor benefits from the education provided by the 1st Realtor.

It is therefore so very important that all Realtors have a procedure that allows them to explain why a house is not selling, without antagonizing the seller.  This would eliminate the opportunity for those annoying early morning prospecting calls.

Ron, in a perfect worlds, we wouldn't have any expired listings, however, that's not the case. I can't imagine any Realtor not letting the seller know why their house is not selling and heading the road of expireds, yet, they have no clue except their first Realtor didn't get the job done.
