As A REALTOR, it is my job to educate you to all of your options and show you what you can afford based on your pre-approval and comfort zone. I like to learn about your needs and wants, where you grew up, where you live now and what you like and did like about the places you have lived. All of these experiences and situations will help me find the right home for you. Anything less than this is a disservice to you the buyer.
When a buyer reaches out to a lender in person or online and submits a loan application many times the buyer will tell the loan officer what they want to qualify for. In my opinion, this is a mistake, I prefer you to learn what you can be approved for there is a difference.
So many time buyers come in asking for one thing but end up with an entirely different property in this end. Most buyers do not understand that not all properties are not created equal. For example, many communities have fees that will affect your buying power. The lender has no idea of what type property you will ultimately put a contract in on so this is why I say learn what you qualify for do not give them the number.
I do not want you to spend more than you are comfortable with, but I do want you to have the benefit of your full financial picture when we house hunt. Let me explain, some properties may have a water bill or internet included in the price, some condos/townhomes may have utilities included. When you give the lender a number you are hurting yourself.
Once you have your pre-approval it is then time to get with a Local agent who understands the marketplace and knows the inventory well.
In the case of the above condo, I met a young man who thought he could only afford a condo based on his pre-approval he knew enough to be dangerous to himself. He came from the midwest and hated the idea of living in a condo and dreamed of owning a single-family home but since he was renting and saw what the condo fee was he knew he would have to leave room in his budget for that so in his mind there was no way he could ever afford a single family. He was wrong! In fact, he was stunned he could buy a starter single family for the same price as the condo. Not all agents understand the market and financing enough to work you through this. He is now well on his way to buying his single family home and so happy for the coaching.
