Has the mantra location, location, location been trumped?

The mantra location, location, location was certainly applicable back in the day when houses were built one at a time and scattered across the countryside.

 

But in today’s world of master planned subdivisions, each with schools in the neighborhood as well as walking trails, playgrounds, splash parks and recreation centers, is the location of one of these cookie cutter neighborhoods so much better than another that the mantra about location still deserves to be the primary consideration when looking for a home?

 

My buyers still want a neighborhood that is above a reasonable standard but it isn’t the primary thing they clamor for.

 

My buyers mantra is upgrades, upgrades, upgrades!

 

The big box stores and TV shows have done their job well. Buyers have an almost insatiable desire for every upgrade imaginable.

 

And younger buyers coming out of today’s apartments (see my post http://activerain.com/blogsview/4742603/you-want-me-to-move-into-that- ) already have stainless, granite and crown molding. They are looking for heated bath room floors, gourmet kitchens and all the other goodies available today.

 

So lets’ make you king or queen for the day. Do you declare that location is still worthy of being the primary mantra of real estate or what would you declare as the new mantra to replace location, location, location?

i think you are onto something, we have seen people wanting smaller places but over done with upgrades. the issue is the upgrades are so many people wanting different looks

David - I would still have to say location is king.

Regarding the younger buyers having granite, stainless, etc., it is just the new generation. The younger generation want everything immediately and do not want to settle for anything less. I think it has something to do with how they were raised.

I have heard a ton of parents my age tell me that they were constantly denied things when they were younger, and that they promised themselves that they would never do that to their children. So children grow up these days getting everything they want.

I think that location is still king.  And they are not talking about a choice between look alike tract home developments, even if the tract homes are really nice.  Today it's all about walk scores and proximity neihborhoods that offer some combination of nice homes on big lots, convenient to a lot of fun stuff (often closer or in a city) and decent schools.  And affordability gets better for the same type of property only when the location becomes less desirable.
