This methodology is best practice for facebook ads too (sending targeted traffic to niche,relevant landing page) One comment/recommendation would be that if you are spending a lot on stock images Pixabay.com is a great resource with a wealth of license-free professional shots completely for free.

The challenge IMO with the Internet PPC format is the same as ghost copywriters for bloggers. How do you confirm that the PPC user or visitor isn't getting paid from the source? I'm skeptical until I see otherwise. Regardless, great post.

If anyone was confused by the article, I don't blame you. I woke up today with a fresh brain and looked at it again. I reversed step #2 and #3 in the original article. In other words: you would get a fresh domain, used just for PPC, first, and then you'd sign up for unbounce. I also should have let everyone know that unbounce.com is $50 per month, but you get a one month free trial.
You'll notice that gets you 5000 hits per month. If you were paying $1 per click, that means your PPC budget would be $5,000 per month to fully utilize the service. Of course, you are not going to do that. So I have two suggestions:
1. A few Realtors could get together and share an account.
2. Read my next article, and I'll show you how to set up a landing page on your own website, for free, on your own hosting account. I think it's best to use unbounce, due to many other features it offers, but I'm going to show another way the next time, since there seems to be a lot of interest in this article.
I don't work for unbounce, by the way.

I'm glad that everyone understood. Even if you would never consider PPC, I hope that everyone at least considers using different telephone numbers on different methods of advertising. It's so cheap to have forwarding numbers and put one on ActiveRain, and another on your Homes & Land ad, etc., etc.
PPC or not, tracking the sources of your phone calls could have been an article in and of itself. Thanks again folks.

If you blog and do videos, you don't NEED to do PPC. A local office pays THOUSANDS per month, and they still don't get the lion's share of that area.. a waste of money, jmho...

Christine Gerbehy - true enough, but it could be said the other way too. I guess it depends on how you choose to spend your time. But with all due respect to your opinion, the whole point of the article is that you can calculate your exact ROI on PPC, and that way, opinion isn't a factor. IMHO, it's always better to rely on math then it is conjecture and opinion. If you can really show me a company that spends THOUSANDS per month and isn't calculating their exact ROI, then I'll show you a business that shouldn't be doing PPC at all. Maybe they'll get lucky and stumble upon this article. :-)
I hear ya! And yes, this broker spends an INSANE amount of money for their office to "own" that town, so we're talking I prob couldn't AFFORD to compete. PPC done right is a goldmine, I know that. But in this business, well, you get my drift ;0)

I use two numbers that both ring into my cell and I simply ask where they found me.
No bus benches in our area.
Years ago I paid per click and got swindled with bogus clicks. I swore I would never do that again and I never will.
Rarely advertise in the daily newspaper either. Not sure I am doing anything right but I make a very nice income out here in the country!!
My simple website and my simple cards I mail work just fine for me!!
My methodology has not brought me any new clients since...well I met them for lunch today...so I would say since yesterday!!
