The August 2015 Monthly Market Summary for single family homes in St. Lucie County was recently released. Overall closed sales of single family homes in St. Lucie County were down 5.3% over last year when 493 homes sold as compared to 467 in August 2015. Cash sales of single family homes continue to be down. In August 2015 cash sales were down 25.3% from last year.
New listings continue to lag down 3.9% over last year when 671 new listings hit the market. This year only 645 new listings entered the market in August 2015. There are 1,559 active listings in St. Lucie County down 17.3% from last year when 1,885 homes were on the market.
Traditional home sales continue to show strength. In July they were are up 38.2% while foreclosure/REO sales were down 34.0% and short sales were down 55.6%. In August, they are up 10.8% while foreclosure/REO sales are down 29.3% and short sales are down 57.1%.
In this tight inventory the median sale price has continued to rise. In August 2015 the report says the median sale price in St. Lucie County is $155,500 up 13.5% over August 2014 when the median sale price was $137,000.

When broken down by sale type, the median sale price of traditional single family home in St. Lucie County is $169,900 as compared to last year at $150,000 up 13.3%. Foreclosure/REO median sales price have also increased 5.1% from $114,204 last year to $120,000 this year. Short sale median sales price have increased 4.0% to $130,000 from $124,950.
Median days on the market dropped 55.1% over last year. The September 2015 Monthly Market Summary for single family homes in St. Lucie County reports the median days on the market in August 2015 at 22. It was 49 in August 2014. As of August 2015 we have a 3.3 month supply down 19.8% from August 2014 when we had a 4.1 month supply.
