Pasadena CA San Rafael Homes For Sale and Market Update
This is a real estate market update for the San Rafael district of Pasadena. It includes homes for sale, in escrow and sold so far in 2015 with a comparison to full year sales in 2013 and 2014.
Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions. The boundaries I have used for this report: south of the Ventura Freeway(134), the Arroyo Seco to the east, Avenue 64(west) and the city border with Los Angeles is to the south. The San Rafael Hills neighborhood which is adjacent just to the west and to the city border is not included in this particular report. The neighborhood is part of Pasadena zip code 91105.
A word I often use to describe this area is leafy. Another word is bucolic although San Rafael is actually quite convenient to multiple freeways and just over the Colorado Street Bridge to Old Pasadena with its numerous shops, dining, culture and entertainment. The single family homes in the neighborhood range in size from smaller two and three bedroom residences, the large(and often gated)estates on San Rafael Avenue with views of the Arroyo. Many of the streets meander as you discover architecture ranging from character homes to ranch homes to the grand and often gated estates along prestigious South San Rafael Avenue and adjacent streets.
There are currently six San Rafael area homes on the market available for sale from $1,098,000 to $3,088,000 with another three in escrow.
So far in 2015, sales have been good with 17 closed transactions ranging from $1.250,000 to $4,750,000 with an average sales price of $2,090,278(median sales price $1,835,000). They have sold at 98.66% of last list price and for $641.86 per square foot on average.
Full year 2014 saw 26 transactions closed sales which ranged from $950,000 to $5,585,000 with an average sales price of $1,755,992 (median $1,537,500. They sold at 99.66% of last list price and for $649.53 per square foot on average.
For full year 2013, there were also 26 transactions ranging from $670,000 to $3,950,000 with an average price of $1,648,133(median $1,422,500). They sold at 97.89% of last list price and for $523.47.per square foot on average.
