Braemar Property Values: July-August 2015 (Ryan Homes)
I have not noticed any changing leaves in Braemar yet, but fall is officially here. Curiosity is setting in as I wait for the tree that replaced my cherry tree to turn. I wonder what colors the leaves will be. The way things go in life, they will probably change and be brown on my lawn before I even think about it again. Things are getting busy. The fall real estate market is like our second spring. Between my job selling homes in the neighborhood, and commitments to two community HOAs and Braemar Day coming up... well... life is hectic. For now, let's take a minute and see what happened in the Braemar real estate market as it pertains to homes built by Ryan Homes for the months of July and August.
There were five sales of Ryan Homes in the last two months of summer. The sold prices ranged from $425,000 to $480,000. The average of all five gives us our new average market value of Ryan Homes of $452,400. That means over a 6% loss in average market value since last report, but a 7.5% increase in average market value since last year.
If you placed your Ryan Home on the market, priced to current conditions, you could expect it to be under contract in a little over two months. You could also expect a buyer to ask for an average of nearly 1% of the sales price in closing cost help.
