This is very early B'Liz!  It's a cautionary tale that most of us have watched clients learn the hard way.  And it never goes out of date!

The main stream media has today's buyers convinced they're totally in charge and that the home they want will wait until they're ready.  Unfortunately for a young couple today, they're going to learn a hard lesson when they find the home they wanted was bought by our buyers last night because our clients acted immediately! 

We were scheduled to show from 7 to 8 pm, and knew that another showing was scheduled from 6 to 7 pm. We didn't want our clients in the home at the same time, so we parked on the street and waited for them to leave. We saw them eventually come out of the home and they were a younger couple, accompanied by what we'd assume was Mom, Dad and their agent.  They spent quite a bit of time and were even poking around outside thoroughly, so it was obvious they were highly interested.  After standing outside talking for about 15 minutes with their agent, they finally left.

It was our clients' 2nd showing, so this was more of a confirmation run for our clients and we all suspected the earlier showing might be our competition if we waited to write an offer.  Within an hour, we were at our office writing the contract and by 9 pm had it emailed to the listing agent. We called within a few minutes to confirm receipt and she was already talking with the seller.  By 9:30 she called us back and said her client had accepted our offer and would be forwarding it to the relocation company for final approval this morning.  This despite the fact that they DID expect an offer from the young couple looking before our clients, but per the listing agent "The seller said your offer met his needs, and you were first so he's accepting now!".  Unusual, but we'll take it and appreciate the speed of the deal!

The moral of the story:  if your buyers like something, don't assume it will wait until tomorrow.  In this case, the late bird gets the worm!

Great posting. When I see a bunch of people standing there for a long time. Do not assume anything. The thing important is your written offer....

There were also a bunch of people stood outside and another realtor joined .... I watched them figure I will get may be both groups bidding... I got none.
