Is Your Palm Beach County Home Priced Right? What's it really worth?

Price your home right, NOW!  Don't price your home to negotiate...Price your home to sell!

Are you thinking of selling your Palm Beach County home, or your home in Palm Beach County, FL?  One of the most important things you can do when putting your home on the market, is to price it right.  Not start a "little higher" and see what happens.  Not start on the higher end and "we can reducePalm Beach County Home Price it if we need to."

Now, from the start is the time to PRICE IT RIGHT.

If your home is in good condition and shows well, and you price it right, you can almost count on a quick sale.  Sometimes you may even end up with multiple offers, or offers higher than asking price!

On the downside, the higher you price it, the more buyers you lose.  Many sellers will say to me, I have to price it a little higher, so I can "leave a little wiggle room" or "Buyers are going to make offers and IF I price it to low then the offers will be even lower".  This is NOT true!  If you price it appropriately to begin with, it will sell at the price that is right for the home!  Buyers have to look at your home first, in order to make an offer don't they?  Well, of course!  If it is priced to high, you won't get anyone in to look at it let alone make you an offer!

Think about this, are there other homes for sale on your street or in your neighborhood?  How are they priced?  you could be helping your neighbors sell their home if you price is considerably higher.  If you start out to high, you may very well end up selling for less than you would have if you priced it right from the beginning!  The first 2-3 weeks your home is on teh market is critical and when the activity and showings are generated.  Some things that have NO bearing on what you can sell your home for are: what you paid for it, what you need or want, what the neighbors think it is worth, a home is worth what a buyer is willing to pay for it, and a seller willing to accept for it in today's market.  And don't forget...it has to appraise for atleast what it sold for.

One last thing to think about, Historically speaking, YOUR FIRST OFFER IS USUALLY YOUR BEST OFFER!
