Make it easy to show.
Difficult showing restrictions can make the difference of making a property a must see or eliminated from a buyer's agent showing list.
Make it easy to sell.
Have any mandatory disclosures ready and available for a buyer to review prior to submitting an offer. Something wrong with your home? Repair or replace it. If that’s not possible or if you simply don’t want to -- disclose it.
You might be surprised that a buyer will be more accepting if they know these things upfront rather than after an agreement is reached.
You may want to consider a pre-sale inspection - the buyer can and should have their own but the discoveries your inspector makes can give you added information --- and that can work to your advantage -- ask me.
Make it look appetizing.
Come on -- you know that, right? Staging makes a difference but so does a thorough(and dare I say it - a professional) cleaning. Small details matter -- closets and cupboards, garages, baseboard and moldings. Start from the sidewalk.
What’s that smell?
It’s freshly brewed coffee and right-out-of-the-oven pie? Yes. Now that’s a pleasant image. However your furry and feathered friends may conjure up a different reaction. The same goes for that pile of laundry. You can put second hand smoke and other scents that have lingered far too long on your list too. I suggest you don’t trust your own nose but a friend(come on you know the one who will tell you the truth to your face) or a professional(like your agent or stager).
