What is the best day to buy a home? Is that something that a buyer can know? Absolutely. Statistical data can provide Realtors, buyers and sellers with information that lead them to the best days, weeks and months to sell or buy a piece of real estate. 

RealtyTrac uses historical home sales to determine when buyers are most Cornerstone Business Group, Inc.likely to buy a property. Conversely, that means sellers are most likely to sell their properties at that same time. RealtyTrac surveyed 32 million home and condo sales over a 15 year period. 

The data showed that October is the best month to buy a home. A buyer is more likely to get a discount on a listed home in October than any other month. Three out of the four next best months are also cold weather months (February, December and January). 

In the month of October, Mondays are the best days to buy a home and Fridays are second best. Thursday is the worst closely followed by Wednesday.

There is actually a best day to close a property as well and it is also in October. October 8th is the best day to close a property, and buyers who were able to close on October 8th averaged a 10.8% below market value discount on the property they bought. 

There are other days that were close seconds and thirds, but the data belies a historical belief that Spring and Summer are the best times to sell a home. Three of the worst days to close a property were in Spring days in April (6,20,27). 

Different markets may have different numbers, but you can see from the video that the real estate market does have some patterns. The information shows that there is no reason to withhold a listing from the colder months because it is cold. People still buy in January and February. So what is the best day to buy a home? Interesting facts!  It makes sense that if there are best days to buy a car, there ought to be a best day to buy a house.

Mike it really does depend on the area of the country. Our market doesn't adjust seasonally as many areas do as our 'winter' is lovely. We do have ebbs and flow due to holiday, school starting etc. I have often heard it said the best day to buy a home is any day that ends in Y.

Mike,  my first thought was how bizarre.  This "data" is only that and not relevant to any "local" market.  Waiting to sell typically does not make sense unless the property is under 10 feet of snow.

Anna & Kathleen, I did appreciate the statistical data in the video presentation, but I have a feeling that markets are different all across the country, and this info wouldn't apply to many.

Mike - that is very interesting and it makes sense.  I can see October as being the best month to buy where a seller wants to close before the holidays.
