Where is Holiday FL?  Holiday FL is just north of the Pinellas-Pasco county line in Pasco (north of Tarpon Springs, FL) and West of Tampa. See the map below. Holiday was started in the late 60's and early 70's;  with the newer subdivisions in the 1980's and up. Holiday residents have easy access to the Clearwater and Tarpon Springs employment markets, beaches, and the Sponge Docks in Tarpon Springs. (One of my favorite places to relax).

Homes from the 60's and 70's were built smaller than the newer ones as they were built for retirees to spend their winters in. At the time of building, many did not have air conditioning because they were meant only to be winter homes; but have been updated since then with all kinds of modern upgrades.

Market Trends In Holiday FL August 2015 seems to show a downward trend in solds for August but the prices remain in the sphere as last month. Some prices have climbed higher.

Our Market Trends In Holiday FL August 2015 report covers Single Family Homes and does not include villas or condos. Holiday Home Sales have gone down in number of sales for the month August. July saw 74 solds, August had 64.

Lowest list price $23,000 for 935 sf. Built in 1950
Highest list price $799,000 for 2,603 sf in Baileys Bluff. Built in 2007. Not on the water.

Active With Contract and Pending 108
Lowest listed price is $24,900 for 816 sf. Built in 1967 in Holiday Lake Estates.
Highest listed price $1,350,000 for 3,792 sf in Baileys Bluff. Water views.

Sold in the month of August  = 64
Lowest sold price $33,750 for 1,368 sf . Originally listed at $43,300. in Aloha Gardens built in 1971.
Highest sold price $549,900 for 2,182 sf in Baileys Bluff: orig listed at $549,900. Gulf views from every room.

The average sales price to listed price ratio is 97%. (homes sold at 97% of listed price).
Average Days on Market 65.
Average square feet 1,400.
Average Listed price per square foot $64.52

Great market update Toni.

We have a lot of older houses as well, they sold cheaper, but younger buyers want houses updated and ''ready to move in'' even if they are more expensive.
