The future of Home Inspections

Since home inspections have slowed down because of the market I recommend to sellers to have a Presale Inspection. The reason for this is so that the seller can know what items in the home need repair or replacement so the sale can go thru quicker and with less problems. The seller can either fix the problems or give some kind of credit towards the buyer to make the sale move along smoothly where everyone involved is happy. Leonard, I feel like ALL homes should be inspected prior to lisiting. We go about doing it backwards now!

Here in Texas, inspectors do a code inspection.  This can open a huge can of worms.  The home may have met code inspections when it was bulit, but now years later it does not.  I just had an inspection on a home, I represent the buyer.  Under water heating equipment was checked "Gas line is missing drip leg"  I phoned the inspector to ask him to explain ....His reply  "We don't need those in Texas as we don't use wet gas".  My reply.."Then why are you checking it as in need of repair?"  He replied.."Because I have to"..  I guess I am confused??????  I am all for inspections AND being pro-active..Maybe as Realtors we need more education on inspections!!

Well, gad I said it multiple times. Anyone buying a home without an inspection is taking a risk!
