Yesterday we discussed why a home may not have sold as quickly as its competition.  And after considering why that home took longer that the others, you just might be ready to make that home your own.

Now is the time to stop and think seriously before taking that next step, because it's a pretty big one. 

Is this going to be your FOREVER home, no ifs ands or buts?  Then no problem, full speed ahead and let's make it yours!!

HOWEVER, if you think you'll ever leave this home, it IS time for that serious thinking.  Unless you can change the factors that made the home sell slowly to start with, you know what will happen when it's YOUR turn to sell, right??

Today's bargain is tomorrow's bargain too, because the next buyer is probably going to think exactly the way you are today, that this home is great IF I can get it for a steal!

We see it with new construction too.  When the builder is down to the last few lots in a community, they start offering discounts to close out the community.  And stop and think why are those last few lots the LAST ones left?  Odd shaped?  Right at the community entrance?  A steep back yard?  It TAKES a discount to make those lots move, and your buyer years down the road is going to expect a discount too.

So again, stop and think just a bit about why a home is a bargain and how easy or hard that home will be to sell years from today.  And once you know what you want to do, we'll make it happen!

I totally agree and have had this discussion with buyers.  Buyers need to consider their plans with the home before making that decision.

I wonder about that with each home I help buyers purchase.  When it comes time to sell it, how saleable will it be?

Resale is always an issue.  Not the only issue, but one of the facets that should be considered when buying.

This is very clever. Too often we see that people are buying because it is the lowest price, but then they are selling because it is the best.

But if nothing changed, in 20 years you might probably again make it the least expensive

I always ask my buyers to stop and think what they would do with their house if they had to move in a couple of years. I get them to start thinking about a plan and if the time comes sooner than they intended it is not a shock.

I always talk exit strategy with my buyers.  Probably the reason they love the home will be the same for their buyer.  The things they dislike will also be top of mind for their buyer.  Backing to a busy street, electrical lines, etc will reduce the future buyers.

Very true indeed. Sometimes the slow sale is just an over priced home that took a while for owners to reduce the price. The right price from the start may haven even ended up with better results for the sellers.

This is not where I thought you were going when I read the headline.  

Now back to the actual topic.  I tell people all the time when they are buying that "steal" that has been on the market so long about the limited number of buyers that have looked at it for various reasons, location, shallow water, can't have a boathouse on that lot, leasehold property, has to have flood insurance to get a loan, manufactured home with limited financing resources etc... Mostly people get it.  Once in a super blood moon eclipse someone calls me because they figured out their resale for flip is not that imaginary thing they thought it was

BLiz - Often a discounted home can be remodeled/touched up to a point where it can become the shining star when you go to sell it.

BLIZ- well done. Because we knew we were going to be moving a lot we always bought with resale in mind. Our houses on the water never had the back facing west. We noticed when we were buying that the houses who did face this way were last to go.

Great post and strategic thoughts!  This has never occurred to me in this exact manner. I do a double take at homes which back up to commercial businesses. I also look hard at homes close to schools. Homes close to schools do not appeal to couples who don't plan to have children. However, they may pose a great location to parents with children at time of re-sale.

I often ask my buyer: Does it make sense to sell this property today financially? Then it makes sense to buy it. This is just one question that I ask a buyer in their decision making. We are on the same page. I have ask this question for years.

I have clients right now that are pretty smart - they keep telling me that they have a crappy location and know that it will affect their selling price.  They remember why they bought it - it was the least expensive in the area.  As long as buyers have good memories, this should not be a problem . . . but of course we know different.

An excellent way to put it... in the enthusiasm of buying too many buyers don't ask that question. And when my buyers get interested in a home that no one else in our area has been willing to buy for a gazillion days, I always remind them that that is probably a harbinger of what they will face one day when they go to sell.

A lot of times the "deals" have something to do with the condition on the house itself. Maybe it's in dire need of updating and buyers are hesitant to take on the project. Other times however, it's because of a factor that can't be changed(backs to a main road, poorly laid out lot, backs to huge power lines, etc.). Those major factors will still be there when the homeowner goes to sell again and they will have to deal with the buyer hestations.

Judi, It's a critical decision, and in my area with home value appreciation low single digits typically, making a purchase and then having to leave soon means a big hit to the budget.

Alan, It's a conversation I have often.  With my retirees buying patio homes and intending for them to be their last home purchase, not as critical.  But for others, it needs to be factored into the decision process.

Jon, Agreed.  If we don't change the base factors that created the "bargain", then it's most likely going to have to be a bargain again later.

Debbie, We had that happen recently.  Helped relo buyers and only 18 months later another corporate relo with a job transfer.  That really handcuffs us as the listing agent because the equity hasn't built up yet.

Shirley, A similar conversation to what we have with our sellers.  What made you love this home?  Chances are the new owners will share the same likes.

Janis, And we see that often.  Overshooting the price adds months (and sometimes worse) to the time to sell.

Mike, We see if often.

Tammy, Ahh, the option to have another buyer assume the contract?  I've heard of it, but not seen it in practice yet.  You've got a lot of factors with Lake Sinclair waterfront homes that I don't have to account for here.

Troy, And as long as it's just those type items, no reason not to go for it.

Kathy, That was a good observation to recognize direction was so critical.  Here I'm seeing an impact on home facing also, but it's more related to religious beliefs.  North or east facing is good, west and south not so good.

Sussie, So many different things that can impact a home's ability to sell.  Commerical buildings close by (wit machinery noise, trucks coming and going, etc.), can easily hurt a home's sale.

Frank, It just makes sense to consider the long term impact of a home purchase.

Margaret, I love that you well informed sellers that recognize their circumstances.  Too often it's not the case.

Karen, You do your best, and then we go forward as they want, and then hope they have a long memory when it's time to sell with us.

Nicole, The unchangeable factors are the ones that most concern me.  The roads will not get smaller and less busy.  If anything, they might have another lane or two added and even more of the buffer will go away.
