South Pasadena CA Monterey Townhomes For Sale
This is a market update for the Monterey Townhomes in South Pasadena. I will share sales information from full year 2011 through 2014 along with market activity so far in 2015.

Located at the southeast corner of Indiana Avenue and Monterey Road there are three addresses for the 43 unit South Pasadena townhome community: 1200 Indiana, 1202 Indiana and 1204 Indiana. Built in 1971, these multi-story townhomes feature two or three bedrooms, two and one half baths, high ceilings and attached garages. Patios and balconies enhance the indoor-outdoor appeal of these residences. Monterey Townhomes feature well-manicured gardens and grounds. This attractive complex with Spanish-inspired architecture is professionally managed and the exterior was painted within the last few years. There is an association pool and spa.
There is currently one Monterey Townhome available for sale. It is a three bedroom, two-and-one-half bath unit with approximately 1694 square feet priced at $799,000. There have been no mls-reported closed sales so far in 2015.
In 2014, there was one transaction. It was a three bedroom which closed in November for $680,000(list price $688,000).

In 2012, there were two sales. Both three bedrooms, they sold for $545,000 and $577,500.
In 2011, there were four sales in the complex according to our MLS. The sales ranged in price from $459,000 to $540,000. The average sales price was $484,250 and the dollar per square foot was $291.54.
Due to its convenient location, small town atmosphere, highly acclaimed schools, well- regarded parks and recreation programs and library. South Pasadena remains a very desirable destination. The Thursday Farmer’s Market held near the Gold Line station is just one of the indications of community life that is evident in the city known by locals as South Pas.
Inventory of homes, condos, townhomes and lofts that are available for sale remain low and buyer demand is high with many properties selling with multiple offers and in some cases over the list price. i
