Holderness NH | October Home Sales Report  - Holderness home sales fell to zero in October but remained up 9.1% for the year with 24 closed transactions compared to 22 a year earlier.  With the precipitous fall to no sales, the focus on residential real estate activity in Holderness focused on year-to-date figures

Home sale dollar volume through October rose 10.7% to 11.5 million.  October saw six listings added to inventory, up 200% in month over month and year over year comparisons.  For the year through October, however, new listings declined from the same period a year ago, down 16 listings, or 20.8% to 61 homes listed for sale.  Currently, there are 30 single-family homes available for sale, an 15-month supply based on an average monthly absorption of 2 housing units over the previous 12 months.

Meanwhile, the median home price through October stood at $236,250, down 30.3% from the same period last year when the median home price was $338,750.

Based on YTD data, Holderness homes on average have tken longer to sell this year than last year, increasing 7.31% to 166 days on market.

Hi Endre Barath, Jr. I am sorry to give you this tardy response but I just saw your question.  I have been in advanced real estate training for the past seven weeks and haven't been very active as a rainer.  To your question, though.  Sales in Holderness, like in much of the Lakes Region of New Hampshire, really tail off as we head into the winter months.  Conventional wisdom holds that late spring is the time to list a home for sale because more buyers return to our area in  summer.  There is some truth to this, but the reality is that buyers who are looking at homes in the winter are very motivated to purchase.  However, communities like Holderness are rural and not densely populated and enjoy fewer average monthly sales even in the busier selling season.  A YTD increase of 9%, year over year, is only 2 sales, which is not much.  Having no sales in a month is not uncommon in some of our smaller communities.  Total population, as an example, is reported at some 1,800 people, but it is very likely that only between 40% and 60% of that number are actually around all year.  Thanks for your question.
