Sell Your Home In Any Season
As we head into the autumn season in Huntsville and Madison, Alabama, we see many homeowner take
their homes of the market thinking their home will not sell because of weather, the holidays or that traditionally it's not the prime home selling season. It is true that the real estate market does tend to pick up in the spring and summer, people do buy homes every day throughout the year.
The historic home selling and buying cycle has followed a pattern of heating up in the spring and summer particularly for younger families, slowing down in late summer and picking back up again in fall. The winter months of November and December generally slows because of the holidays.
Want to sell your home? Consider that new studies show homes listed in fall through New Year's Day are very apt to sell, quicker and closer to list price. Competition is a factor with less homes on the market.
Deal seekers are out in the off-season looking and along with Empty Nester's not concerned with the school year schedule. Sellers and buyers all have different reasons for wanting to sell or purchase and those reasons are not all tied to a particular home selling season.
Reasons For Selling Your Home In Any Season:
Number one on my list is less competition, because so many sellers believe that spring is the best time to list resulting in fewer homes listed during fall and the holidays so competition for available homes is more active. Also, it's been my experience that buyers out looking during the holidays are serious! It's not uncommon for me to show properties on Christmas Eve or New Year's Eve to buyers who all bought.
Buyer motivation is also very important. Job transfers, lease expiration, retirement, ability to purchase are not tied to any specific season.
Age And Situation Of The Buyer is also key. Census statistics have show that an older population (without kids) generally move during the fall and winter months with October actually having a higher sales rate than May and nearly equal to July and September.
And then there is Internet Shopping. With most buyers now shopping online they can and do shop all year 'round any time of the day.
Some things for you to consider before listing your home:
You should determine your need to sell, such as relocation or job change, kids in school and the school year schedule. Different properties may sell better during a specific season. For example a beach or lake home may sell better in the summer or spring, however, maybe those homes can be enjoyed just as much during other seasons...you need to promote the flexible living style your home provides such as a lake home that may be desirable in the summer, but also appeal to snowmobiling or skiing in the winter months.
