Nick the Winter months always seem to me to be a perfect time to buy or sell a house.  There is less competition during the Winter months which is a major plus.

We always say home sell 365 days a year.  Proof is in John getting a call at 8am on Christmas morning just after the grand-kiddos had finished opening Santa.  I still haven't forgiven him completely for that one :)

Nick, the best time to list is when the homeowners are ready as there are always buyers!

While some times of year may offer more opportunities for a seller than others, if they are priced right and their agent does the job to properly market the home, it will get attention

We traveled 1400 miles to see the little ones on Christmas morning and he takes a work call that would have been 7am our normal time. I can't get over both him answering and the client calling complaining of course.  The whole thing put a damper on the special morning.  Thanks for trying to smooth things over ...HA!

Nick - There certainly are a few benefits to selling your home during the, so called, off season.

Nick I end up selling more properties between November and December...I attribute it to less competition from buyers and Realtors:)), Endre

Hi, Nick...this is great information for sellers. I don't know why so many of them want to take their homes off the market during the winter months. We have a very strong fall market that lasts into December. There are still buyers looking during the colder months, and they have the same needs as buyers looking during the warmer months. 

Hi Nick T Pappas ,  I have found that Sellers in the Fall season are more anxious to sell than those in the Spring and Summer.  With the interest rates still low, why would anyone wait until Spring.  The Buyers are out looking now before the rates go up.
