Kingsbrooke Single Family Home Report:  August 2015

September seems to be going out in a wash of rain.  It was unusual to see it rain so steadily and heavily as it did last night in Bristow.  Right now, let's take a look back at the Kingsbrooke real estate market and see what happened to single family home values in August.  As always, we will make our comparisons to last month (July 2015) and last year (August 2014.)

Homes For Sale in Kingsbrooke, August 2015

The same number of Kingsbrooke single family homes were available to Bristow buyers when August came to a close, as there had been the previous month.  However, with all of them being larger single family homes, when there was a small single family in our last month's active column, the percentage comparisons show the difference the type of homes being all large, or all small, can make.  The high list price was unchanged, but the low list price was up 39% since last month.  See what I mean?  The average list price was up over 10% since last month and up nearly 9% since last year.

There were three Kingsbrooke single family homes that were under contract in August, but only one in the previous month.  As such, we'll be looking only at how the average from this month compares to the only value we have for last month.  The average list price at time of contract was down over 17.5% since last month  and down over 7.5% last year.  The average marketing time took 163% longer than it did last month and was 36% shorter than it had been last year.

Since there were no Kingsbrooke single family homes that made it to the settlement table, we have nothing to compare to last month and last year.  However, our next report will have some final sold prices for us to investigate.

I am suprised that there are still short sale homes in Kingsbrooke, Chris Ann, but at least not many. As for the rain, you must have sent that rain clear across the country because we got a downpour yesterday in Sacramento, which is very unusual for us in September.
