It's October 1st. Where did the time go? According to the 3rd Quarter 2015 Canton MA Home Sales Report, some people passed the time by purchasing homes. In fact, more people bought homes during the past three months than in the third quarter of any other year in the last 10 years. That's amazing!
3rd Quarter 2015 Canton MA Home Sales Report
The MLS Property Information Network here in Massachusetts reported that a total of 63 Canton MA homes were sold between July 1st and September 30th, 2015. This dwarfs the previous two quarters this year. That is also a whopping 34% higher than the 3rd quarter of 2014. July saw the highest amount of sales with a total of 27. August came in with 20 total home sales. September finished out the quarter with a grand total of 16.
Sure, sales are healthy. But what do the prices look like? The average sale price for a Canton MA home in the 3rd quarter of 2015 was $508,923. This was less than half a percentage point over the same time last year. Of the 63 total homes sold, 54 were purchased at or under list price. And 24 of them were off the market in 30 days or less! One lucky Buyer purchased a 2 bed/1 bath, 1053 square foot Cape-style home for $190,000 after just 12 days. That was $25,000 under list price. Another Buyer paid $145,000 under list price for a 6052 square foot, 4 bed/4.5 bath custom Colonial in Southfield Estates after just 27 days. That included an acre of land, too.
What Does the 3rd Quarter 2015 Canton MA Home Sales Report Mean for Buyers?
Canton MA Buyers will be happy to know that list price does not necessarily mean final price. Sales are hot and are just getting hotter. How long will this continue? No one can say for sure. The Federal Reserve is set to meet again at the end of this month to discuss a possible rate increase. That could have sparked the boost in last quarter's sales.
