Information below is residential data for the four lakeshore real estate subareas in Allegan County:

H20 - Laketown Twp, City of Holland south of 32nd St, Fillmore Twp west of M-40

H23 - Saugatuck Twp, City of Saugatuck, City of Douglas, Manlius Twp west of 58th St

H27 - Ganges Twp, Clyde Twp west of 56th St, City of Fennville south of M-89

S93 - Casco Twp

42 houses sold in September, more than in August, when 33 sold. This was the second highest sold volume in any of the months since Nov 2014, equaling May, but not as high as June’s 56. So September was an uptick from an otherwise rather lackluster August. In most months median list prices are above median sold. This means that the houses that sold are less expensive than those that are on offer. You can think of this as an affordability quotient. This happened again this month in H20, H23 and H27. In H20 the houses that sold were worth 54% of the median list price, in H23 it was 74%, in H27 it was 65%. In September the median sold for S93 (Casco Twp) was $460,000 and the median list was $319,900, but he sold volume for S93 was only three, two of which were near the Lake.

The quantity of available properties decreased only slightly (382 to 365 - about 4%) from Sept 1 to Oct 1.

The median list price of homes offered for sale increased in H20 and H27, and decreased in H23 and S93. Inventory turnover numbers for September were: for H20 16 of 73 (22%, faster than in August), for H23 18 of 185 (9.7%, faster than August), for H27 5 of 60 (8.3%, faster than August) and for S93 3 of 64 (4.7%, slightly slower than July). H20 usually has a faster turnover than the other subareas. A 10% turnover means that we have around a ten month supply of homes, lower percentages mean we have more months of supply available.

How are sold prices performing compared to previous months? In H20, the September median sold price ($183,500) is slightly more than the median sold price for the last eleven months (Nov-Sep, $175,301) . In H23 it is significantly less ($240,000 compared to $284,099). In H27 the median sold price for September more or less approximates that of the last eleven months ($180,000 and $180,637). In S93, the September median sold price ($460,000) is a great deal above the median sold price for the last eleven months ($260,319), but this is due to the small quantity of high priced homes sold in September in S93.
