Do you like Fun houses? How about the rolling barrel at the end that can spin you upside down never letting you out as a clown laughs at you? Well that is what a  Manchester NH area Home Owner described it as when they tried a Limited Service Listing. They paid a flat fee up front where the agent put their home in the MLS and directed all calls to the seller. They then said they celebrated all the savings. Days turned turned to weeks and no calls. They then got their first calls, a Buyer who wanted to come Right over. They both left work early. They got the home ready and met them at the door, the buyer spent an hour their, they loved the home, said they wanted it, joined them for lunch where they said in a few years they will be ready for home like this. 

 

 

In the next couple of months they got similar calls and lots of people looking to rent their home. They dropped the price and dropped the price and still nothing. a few months later, no sale and out a grand.

 

They were talking to a neighbor down the street that asked how their home sale was going. The neighbor told them I sold them their home and contact me.

 

Here I am, i enter the picture and print their MLS listing.  I asked them about how they set their price, they looked for what is for sale and added some because their home is better than the neighbors. I asked them if their limited service agent had gone over pricing, staging the home for showings, what info to put in MLS and what not to as well as what is happening in the market. They replied no as that would be $250 extra paid up front per call or visit.  

 

They finally came to the realization they have gone about selling their home incorrectly. I went over everything I would in a normal initial listing meeting. They sat with their jaws open. The sellers mother in law walks in started with the "I told you so's" Here is a few of her great one liner's.

 

1. You wouldn't go to a Limited Service Accountant for your businesses taxes who told you to post them online waiting for them to do themselves.

2. You wouldn't go to a limited service Doctor who posted how to perform your own operation.

3. You wouldn't let your daughter go to a limited Service school that posted a sign to teach yourself. 

4. You would not hire a limited service plumber to fix your water leak.

5. You probably would hire a limited service Lawyer when my daughter divorces you for being a cheapskate.

 

 

It just got better from their as i fought to hold back laughter and tears.

 

 

The hard truth is that it is NOT that easy to sell your own home. Today's Real Estate market an dhow mortgages are given are challenging for professionals and can be a mine field for those trying it on their own.

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell.
