It's easy to be a Realtor, all you need is to know your goals, a plan to achieve your goals, be accountable, and....you need a laptop, a blackberry, a daytimer, a prospecting program, an email program, tracking software, a website, (or 2 or 3), a digital camera, GPS mapping, keyboxes, a lockbox key, a SafeMLS FOB, passwords for your broker, for the copy machine, the telephone, the front door, passwords for MLS, passwords for email, for MAR, NAR, GCAAR, for your website, you need a stealth website, a DRIP campaign, you need a farming area, a mailing campaign, a follow up campaign, a marketing campaign, a newsletter, you need to BLOG, to PODCAST, use lead generation software, surf the web, use spiders and links, and WebCrawler’s, and search engine optimization, ad words and google clicks. You need to use social sites, facebook, myspace, activerain, redtomato, zillow, kimweb, streamin video, instant access, reach me now, Ping me, RealPing, talking houses, CallCapture, 800-tracking, push technology, virtual tours, OBEO, 37 page contracts, 14 disclosures, xcellerate, efax, foster fax, network, CSOL, nFuse, ToolKit, do CMA’s, Quantum Mail, Prospects Plus, ePro, (and passwords for that!), Realtrends, Trulia, Realtor.com enhancement, Emarketing, become an EcoBroker, know Stats & reports, SDAT, school information, neighborhood information, be leasing certified, internet e-certified, new homes certitified, relo certified, continuing ed eligible, & ethics, & fair housing, be a buyer agent, a seller agent, an intra-company agent, give out magnets, pens, calendars, football schedules, listing domains, and advertise on grocery store carts, (oh yeah, just one deal will pay for it!) Be an expert in negotiating, marketing, handwriting expert, communications expert, skilled psychologist, bearer of all bad news, you need a good lender, (is that an oxymoron?), understand PMI, & MI, & Buydown & FHA & MIP & VA & discount Pts & escrows & impounds & reserves & CDA & 80/10/10 & appraisal conditions. You need a good home inspector, radon inspector, termite inspector, mold inspector, HVAC inspector, repairmen, a title company, (preferably one who can knows what they’re doing with short sales!), an insurance company, a sign company, a moving company, you’ve got to be involved with your school, your neighborhood, your HOA, your local house of worship, your PTA, the Lions Club, the Rotary, the Community Day Fair, the Newsletter, the town meeting, volunteer everywhere, your local association, realtor committees, your office meetings, office tour, floor duty, planning day….. and when you have time …your family!

And a mobile office (your vehicle) to haul the signs, a small sledge hammer for pounding them into really bad dirt, a big bag of zip ties or a nut, bolt and screw assortment for repairing said signs, hand tools for using the same etc. etc. etc.
