A real estate symbiotic relationship

I have a colleague in one of the local suburbs.  He knows his market well. Whenever I have a buyer or seller in his neighbourhood, I refer to him.

He, in turn, refers his buyers/sellers to me when they're in my neighbourhood, and we pay each other a comfortable referral fee.

At the moment, we have one of each.  He's got a listing that I referred to him, that he's had for a few months, and I have a buyer referred from him that I've been working with for nine months.

Today, he's received what looks like an offer that's going to work, and I'm writing an offer for this buyer that looks like it's going to work.

What are the odds that we'd both put things to bed on the same day?

Now, what if the closing dates are the same?  What are the odds?

Alan May I think your symbiotic relationship is outstanding.  If more agents would follow your example instead of trying to be everything to everyone, our industry would have a lot more respect.

I actually recently had that happen.  One buyer/seller sent to me by the listing agent to buy in my area and I met her because she referred her buyer to me. I had a different buyer who found me on their own with a house to sell and referred them to her for the listing.  The listing referral I sent to her and the buyer she sent to me both closed on Sept. 30th.

About the same odds of having a listing with no shows for 3 months and then write an offer and 2-3 more come at the same time.

Alan that would be pretty interesting to have the same day closing! What are those odds.  I too work with a fellow rainer who's market is on the other side of town. I refer to him and he refers to me. Works so much better for both of us.
