Princeville Kauai condo / house update for Sep 27th to Oct 3rd

Aloha from Princeville Kauai,

Although there was a lot of activity in the condo segment of the Princeville Kauai market, most of it was new listings, price reductions and a couple of sales. There was only one new escrows!

It was a difficult week to get around Princeville as the PHCA started work on resurfacing the main road, which resulted in delays due to one way traffic. This work is expected to take several weeks so give yourself a few extra minutes to go into or out of the resort. Here is your Princeville condo update for this past week:

New Listings

Sandpiper 103 is listed for $395K. The last sale was in 10/03 for $275K. Cliffs 3303, which sold as a leasehold unit in 10/04 for $315K and converted to fee simple in 5/06 for $108,533, is now listed for $475K. This top floor unit was listed before from 10/13 to 9/14, starting at $495K and reducing to $480K.

Alii Kai 11B sold for $595K in 7/05 and is now listed for $479K. Pali Ke Kua 12 is making it’s first appearance on the MLS priced at $575K since selling for $590K in 6/05.

Nihilani 21A returns to the MLS priced at $659K. The unit was previously listed from 2/15 to 8/15 starting at $689K and reducing to $669K. The prior sale was for $450K in 6/12.

Puu Poa 114 return to the market with a new price of t $1.110M. It sold for $870K in 9/12 as a short sale and was first listed from 10/13 to 10/14, starting at $1.250M and reducing to $1.199M and again from 12/14 to 3/15 starting at $1.265M ending up at $1.145M. Puu Poa 206 which last sold for $940K in 7/10, is now on the market for $1.395M.

Back on the Market:

Paliuli 7, a free standing condo with it’s own dipping pool, is back on the market after going into escrow on 9/2. Priced at $629K, this unit sold before for $670K in 3/07.

Contingent Sales:

Mauna Kai F8 found a buyer after 118 days priced at $398K. The previous purchase price was $362K in 1/04.

Sales:

Sealodge F3 closed at $360K cash while listed for $399,999. The seller bought this unit for $125K in 5/99. Alii Kai 11H sold for $390K cash while listed for $419K. The seller bought this unit back in 4/87 for $78K!

Withdrawn:

Kaiulani 24, with a price of $1.39M, was withdrawn after 283 market days. The sellers bought this unit for $1.7M in 9/08.

Temporarily Withdrawn:

Puamana 8B, priced at $399K was temporarily withdrawn. This townhome sold for $322K in 1/04.

Price Changes:

Leasehold Cliffs 8306 reduced to $479K from $489. The last sale was for $430K in 11/03. Sealodge F2 is now $499K down from $529K. The unit sold for $268K in 7/01.

Alii Kai 1101 went from $569K to $519K. The last sale was for $365K in 12/03. Single upper level Nihilani 23C reduced from $648K to $629K. The seller bought this unit as a bank foreclosure in 8/11 for $469,900.

Alii Kai 6101 was priced at $699,900 and is currently $649,900. The prior sale was for $108,500 in 5/96. Villas of Kamalii 2 reduced to $699,900 down from $709K. The seller purchased this unit for $655K in 3/13. Pali Ke Kua 10 went from $875K to $795K. The seller bought this unit for $620K in 7/14.

3985 Aloalii is priced at $1.295M. This home, which sold for $975K in 5/07 was listed before from 12/07 to 1/09, starting at $1.795M, decreasing to $1.595M then increasing back to $1.795M, again from 9/10 to 10/11 starting at $1.395M and reducing to $995K and finally from 10/14 to 4/15 for $1.295M.

4862 Victoria Loop expired (you’ll see it under that section of the update) and is newly listed at $824K. The sellers bought this home for $1.039M in 11/07.

Contingent:

4171 Kamalani Lane found a buyer while listed for $829K after 41 market days. The prior sale was for $925K in 6/05.

Expired:

4862 Victoria Loop expired while priced at $824K.

Price Changes:

4030 Kawaiala is priced at $829K, down from $869K. The seller bought this home in 12/13 for $700K.

THe number to meet or beat for October is 76 and we’re off to a good start with 7 sales as of today Sunday. As for last month, despite was seemed like a slow start – and along with what also seemed like a new hurricane threat each week – the Kauai market managed to outperform last Sep by 2.74%, posting 75 sales overall compared to 73 last Sep. It’s not much of an increase, but still – it’s an increase!

The good news is that sale volume was up by 17%, going from $41M in sales last Sep to $48M in sales this Sep.

I still get calls asking for short sales and foreclosures. Many buyers do not realize that on the Kauai MLS those listings are right alongside “normal” listings. 9 times out of 10 they will be the lowest priced listing in it’s classification but it may not stand out as a short sale or foreclosure until you check the details of the listing.

If all you want is short sales and foreclosures, there is a search parameter for that also. Right now, on the entire Island, there are only 22 listings. They are still out there, but are appearing with less frequency than in the past.
