“These Last Minute Closing Conditions Just Drive Me Crazy”

 

 

We received an updated approval and the underwriter has some questions for the appraiser in regards to the driveway on the report. The appraiser wrote the following comment: “driveway- very uneven with cracked macadam”, now underwriter wants the appraiser to advise if this needs to be fixed if it’s a safety issue.

 

The lender has had the appraisal for a few weeks, so I inquired as to why this question was not asked when the appraisal was received. Their answer was one that I have heard many times. “We don’t review the appraisal until we know everything has been signed off”. OK, but everything else was signed off over two weeks ago, the only thing the lender was waiting for was a paid homeowner insurance policy receipt.

 

Most of us in the mortgage business have experienced last minute conditions like this that will only piss everyone off, especially me. How does any of this make sense?

Some appraisers do make stupid comments that make our life miserable.   ARRRRRGH..

Probably an hourly paid person versus a commission paid.

When a question arises it should be handled then and there to prevent any other hiccups.

I can feel your pain.   Been there, done that.   I get everything to my underwriters as quick as possible so the reviews can be completed in a timely manner.   I also look for potentially negative appraiser statements myself so I can get seller and Realtor explanations in hand to shoot down any underwriter delays before they occur

It does not make a darn bit of sense, Joe. The process is broken. And, that is not a small repair if they will require it to be fixed. It will be costly and time consuming.  Who pays for this incompetence?  We all do.  Everyone except those that dictate the process and are paid whether the file closes or not.

Some people just like to raise dust and do not care about the customer service issue. How is this underwriter providing good service to the home buyer by doing this at the last minute?

Sounds like you were sending loans to my old lender!  I understand WHY lenders have the workflow order they do, but it creates so many problems.  The industry needs to clean this kind of thing up, and quickly.

It doesn't make any sense. I hate the last minute conditions. I don't know why the underwriters can't get it together and take care of things before they become last minute details for everyone else to deal with.

That kind of thing really bugs me too. I see it happen over and over. Last minute surprises are never good.
