Who is more important in a transaction? The Listing Agent or the Buyer Broker? I walked into a feud, dropping off a contract at a big time Real Estate office, where they were loudly discussing who works harder during the Purchase and Sales of a home? 

 

I stayed out of it, but can tell you that my answer would be, Both the Listing Agent and the Buyer Brokers jobs are just as important. In a "GOOD" transaction each works equally hard doing the tasks needed to bring about a closing. The problem is when 1 side does not work as hard as needed, and the other party as to work harder to make up for it. Here in the Manchester NH area, I simply do what needs to be done to get results. Tommorrow I will expand into the duties of each and what problems we often face and how to over come them.

 

Many say you can not have a sale without a listing. You can not have a Buyer without a Seller. The one fact is that remains which is the moral of the story that your choice of who your hire as an agent DOES matter and CAN affect the purchase or sale of your home.  The BOTTOM LINE is that your choice in agent will affect how well or not so well your home sale or purchase will go. 

 

The BEST way to go about any home sale or purchase is to know that the consumer should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BY: Getting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. My answer is it depends on the agent. Don't get me started on how many agents do a crappy job and can't find their own A$$ with their own hands. Far too many times I've had to carry both sides because the other agent was ... never-mind.  You know.

I agree it should be a team effort to get the transaction closed.  There are times when one agent may do a little more than the other.  However, I may  handle more on the next one.   Every transaction is different.

Just closed on a listing.

The house had a roof leak that endured for nearly 10 years. The pool and spa black. Detached mold plated. Gutters sprouting 5 year saplings, Chimney enclosure completely compromised due to obstructed gutters. 

Owner just woke up and moved to Chicago and gave me a call and left the house in exactly the same condition as the moment they woke.

Who do you think worked harder? Me, the listing agent or the buyer agent who presented their buyer an awesome piece of real estate?

We ASSUME to know what happens on the other side. We also have many interpretations of the act of assuming.

The answer is: It all depends on the agents in the transaction & how diligent they are. Good agents, on both sides, work equally hard. When mediocrity infects the transaction one side has to pick up the slack.

Both work equally hard.  But listing agents get paid more per hour.  A decent listing is almost a guaranteed sale in most markets.  But a decent buyer is not always a guaranteed sale and often may take 3 or 4 or 10 offers to get a property under contract.

Great post, Scott. Whether representing a buyer or a seller...I know I work really hard at what I do. I had buyers keep me at the office until after seven last night. It's what I do.

Scott Godzyk I think that both should work equally hard because they owe it to their clients.  Most of the time both agents do their jobs.

But I would like to add that in my transactions, whether I represent a Buyer, a Seller, a referral or am a consultant   --- I intend to work much harder than anyone else involved!!!

That's one of those questions I would have fall on the side of "it depends". I just closed a foreclosure where I was the listing agent and I can assure you the selling agent didn't do a 10th of what I did. So it depends on the property, the deal, the principles and the work ethic of each agent. There is NO set formula.
