Chesterfield County Va - Area 52 - Real Estate Market in September 2015!
Fall is officially here - I can certainly feel it in the air and have had to make a quick adjustment to my wardrobe in the last few days! So, the big question is - are we starting to see the normal seasonal shift in the real estate market that we see around this time each year? I would say NO! Buyers continue to be out there buying homes, and the month end inventory continues to shrink! All the numbers look good - the number of homes sold has increased, the average number of homes sold each month (based on the last 12 months sales) have increased, at the end of September 2015 there were fewer homes on the market than there was at this same time last year, the average days on the market came down on average and the average sales price of a home sold in September 2015 had a slight increase over the average sales price of a home closed in September 2014!
Over the last 12 months, there were 1,014 single family homes sold in this area of Chesterfield County, VA! These homes were on the market an average of 56 days before the seller accepted an offer from a buyer and the sellers got almost 98% of their asking price!
The signs are all great - and the interest rates are still quite low! If you are a first time home buyer, there are some great financing programs offered by VHDA, and if you are a move up buyer with a home to sell, the market still is strong - but you need to be priced well and your home needs to be in top shape!
