The leaves are turning colors. The temperatures are getting colder. But Milton MA home sales are hot, hot, HOT! The 3rd Quarter 2015 Milton MA Home Sales Report showed the second highest third quarter sales figures in the last five years. As sales are going up, so are the prices. Here is what the report revealed.
3rd Quarter 2015 Milton MA Home Sales Report
According to the MLS Property Information Network's statistics, a total of 86 Milton MA homes were sold between July 1 and September 30, 2015. That was 16.2% higher than the 3rd quarter of 2014. July's sales were the highest, with a total of 31. August was slightly less at 30. Last month, 25 homes were purchased by happy Milton MA Buyers.
Just like sales, prices are going up as well. The average sale price for a Milton MA home in the 3rd quarter of 2015 was $638,585. This was 2.6% higher than the same time last year. However, it was 13.1% lower than the 2nd quarter of this year and 1% lower than the 1st quarter of 2015. Of the 86 homes sold last quarter, 39 were purchased in 30 days or less. One of them sold in three days for just over $70,000 above list price. More than half (60% to be precise) sold under the list price. One of these properties was a 2 bed/1 bath, 1340 square foot Colonial that sold for $340,000 in just 21 days. The Buyer purchased it for $9,000 under asking. A 9 bed/6.5 bath, 7000 square foot mansion on 3.6 acres of land sold for $2,942,5000 in 49 days. The new owner paid $67,5000 over list for it.

Milton MA real estate is a hot commodity. Sales are really hitting their stride. They could start to taper off now that we are getting into the final quarter of the year. At least, that is what usually happens in the real estate market. But we won't know for sure until we see the final sales figures.
