The Thomas' were told they could not be approved for their VA Home Loan due to a past short sale on credit.

They  had shopped relentlessly for two months for their dream home.  Then bingo, one Saturday afternoon, they found the perfect home for their scenerio.  They wrote an offer,  the offer was accepted by sellers with all closing costs paid.  A very sweet deal since Veteran Home Loans are no down payment loans, they would buy a home with very little cash out of pocket.

Excited and anxious they went back to their mortgage lender to complete the paperwork only to be told they could not be approved afterall, due to the short sale they missed when reviewing their credit report.

Their excitement turned to gloom and desperation for a different way to get funds for their dream home. Mrs. Thomas had already pictured in her mind the color of the walls, where certain furniture would be placed, and more. They had come too far to not finish the journey.



Thank God their agent seen an email I sent about a grant program we were offering which provided down payment and closing cost assistant to qualified buyers. She decided to call and inquire for her now distraught clients. Since they were told they could not use their VA Benefits they were searching for a way to fund the home with a FHA loan and down payment assistance.

Afer connecting me with her clients and asking more questions, I let them know we indeed could close using their VA home loan benefits and take advantage of the sweet deal.  They were very skeptical after being rejected by the first lender and admanatly told they could not be approved due to the short sale.

Three weeks later we closed on their dream home and they received cash back at closing.  Buying a home is an emotional journey, remove some of the stress by hiring the right mortgage lender from the start, everybody that sells VA Loans are not experts at Veteran Home Loans, ask the Thomases...

Markita Woods NMLS#196099  this is such an important message for  all veterans. Oh my gosh, all that stress that could have been avoided. It is always best to work with local lender who knows the rules, the local mortgage programs available. Not ever loan officer or REALTOR knows how to get a veteran a VA Zero Down Loan and Zero Dollars out of pocket. You need a VA Specialist who understands it is costly to move across country. Every dollar saved matters!
