SWOT analysis is something I learned while getting my business degree, and has come in useful for many things. The SWOT analysis is where I look at each individual property that I list and give it a thorough analysis. This goes beyond just finding out what potential value the home may have at present. Doing a SWOT analysis looks at the homes strengths, weaknesses, opportunities and lastly at threats. Much like in business the SWOT analysis I do looks at both the internal (things home owners do control) and also external factors (things home owner does not control). The analysis will give us information which can used to help in the marketing and sale of the home and ultimately in helping sell or net a higher price.
A written marketing plan is not really something that most agents have put into place. Yet the successful sale of a property is largely based on having a sound marketing plan. It is common practice for most real estate agents to place a property for sale on the local MLS (multiple listing service) but then after that most have no further plan to promote a property. That is really a large difference from other Laveen Realtors and myself, I do have a written marketing plan. You may view the sample of my marketing plan right here on my website. My marketing begins the minute a have a signed listing agreement, and it runs all the way through till closing on the sale of the property. There are a multitude of marketing steps that I follow on each and every listing I take and it is taking these same proven steps which help sell a home. Today, my marketing is a result of 11 years of working in the industry, as well as continued study of the market trends in what is working. The result, is being able to replicate success, which in my case is marketing and selling homes.
Determining the value of the home using a proven method. I have found that 11 years of selling homes, there are many ways agents use to find out or determine value of a property. Some just use a simple valuation model that is based off tax record information. Others may look at a system called an RVM (realtor valuation model), which is an mls based automated valuation model. Some may decide to strictly look at recent homes sold via the mls, and use an average figure based on sales. Yet others may use the recent homes sold information and determine square foot averages to determine a subject properties value. Point here is that there really is no one way, and maybe no best way to determine value. When it comes down to it, even when a professional home appraiser goes out to determine the value of a home they are using their best judgement. Take 5 different appraisers and you likely will have a range of values based on those judgements. Each individual appraiser may choose to use different properties to compare to the subject home, and may also make adjustments to value differently than the other appraisers, which in the end may very well result in the different values for the home. On my end I find that it is good to analyze property value in at the very least 2 methods to zero in on that exact price, and sometimes I do use a third method. It is a good idea to take into consideration recent homes sold via the MLS and to make certain that homes are similar. This will give a very good idea of value range for the subject property. I also like to look at active homes for sale, as well as those home currently under contract to help give an idea of the competition of the subject home as well as possible prices the home may go under contract. When you have all the information at hand you analyze and ask whether all these numbers line up, the selling prices, the prices of homes going under contract? Looking at the home’s value in this way, gives a very good look not only on value, but most likely sale price and condition of the real estate market.
Actually looking at home values the way I do as well as adding in the SWOT analysis is really a huge differentiation between myself and any other Laveen Realtor. While I can’t say I’m the only real estate agent that both works and lives in Laveen, I can say that I am one of them. I can also say that because this is my home town I have a vested interest in values in the area. There are really many reasons why it would be of great benefit to a home owner to go local with their choice of real estate agent, but lets just look at knowledge and leverage. As a real estate agent who has lived and worked in Laveen Az since 2004, I have a very deep knowledge of the area. Well there are a lot of folks that are Hispanic that do not speak English, or prefer to conduct business in Spanish. I am fluent in Spanish as well as English or course, and have lived abroad for many years. This has gained me a fair bit of understanding of cultures, and it has helped me in my real estate career.
