Homes for Sale in Gilbert, Arizona with No HOA

Real Estate Broker/Owner with Zion Realty

Home Owners Associations can be a very positive and necessary component to a neighborhood. They ensure cleanliness of the streets and sidewalks. In some subdivisions that have common green belt areas, parks, and playgrounds, they are in charge of trimming trees, grass, bushes, and the upkeep of the playground equipment.

Your neighborhood Home Owners Association will also establish the rules and laws in regards to the appearance of front yards throughout the community which will maintain the integrity and manicured look of the entire subdivision. Did your neighbor share with you their desire to paint the exterior of their home a bright yellow? Well think again! Exterior paint colors must be approved by the HOA as well as most visual exterior home changes.

Home Owners Associations do come with extra monthly or quarterly fees which are not negotiable and are required of you to pay if you choose to move in to a neighborhood that is managed by an HOA. Most homes currently built in Gilbert, Arizona are in subdivisions managed by Home Owners Associations, however, there are still many resale homes that are not.

The benefits of purchasing a home that is not maintained by a Home Owners Association are many. Two of the biggest positive aspects of owning a home that has no HOA are you'll never need to get pre-approval for any exterior changes you want to do to you own home, and you don't have the extra monthly or quarterly fees which can easily add up to over $1,000 extra per year or more.

I'm sure many buyers in Gilbert will be happy to see this information.  Many, many people prefer communities without an HOA.  I would be one of those people.

Few people understand how much HOA fees affect some peoples purchasing power. Common areas do need funds though Nicole Doty - Gilbert Real Estate Expert

Hi Nicole, excellent reporting. I have had some people say they hate HOA's and others love the idea.

Jenna - There are some neighborhoods that are still very well maintained without an HOA and there are some that I would avoid.

Steffy - Yes, absolutely. I wrote a post about County Island homes a few months ago. I should put out another one soon!

Paul - Common areas and roads. Someone has to keep up with them.

S & N - I will be on the hunt for a non-HOA home myself for the next house I move to.

Noah - It can go both ways depending upon your experience with them.

Home Owners Associations can be very good things.  We only have one addition in our county that has a Home Owners Association.

Nicole, you're right about a homeowners' association being a double edged sword.  Sometimes they get really carried away using their power to drive people nuts with minutae.  But it may take that to keep a neighborhood looking good.

Lovely home sounds like a great community. More and more buyers I represent are making the NO HOA a requirment for finding them a home.

Hi Nicole Doty - Gilbert Real Estate Expert , We are in the country and part of a subdivision, but outside the entrance, which makes us look seperate.  We put on an addition to our home with no problems, because we have no HOA.

Hi Nicole, I believe in HOA's as they help protect property values. Now when you get a board that is unreasonable and hard to deal with it works in the contrary.

Nicole I have been to some neighborhoods that could have used a Home Owner's Association.... I am positive those that have them maintain their value better than others, Endre

I hate HOA's, but unfortunately they are necessary all too often.  But the power they have needs to be limited.  Right now they have way too much power and they abuse it.  These so called non-profits keep raising dues and padding their salaries. I have so many stories I could write a book.  Arrrrg......I hate em!! Let me tell you how I really feel.  :-)

HOA's can be a necessary evil. ;) However, we are pleased that our new home is not encumbered by one. Good niche post, Nicole.
