Decatur GA Home Sale Prices - Overpriced Homes Sell for Less

Do homes in Decatur GA sell for less than original list price?  Yes homes do sell for less in Decatur GA....a lot more often than you would like to believe!  Overpricing a home is counter productive!  If you really understand real estate the facts are it does not add up to overprice a home in Decatur GA! 

In today's real estate market most news headlines would have you believe this is the hottest real estate market on record!  Low listing inventory of Decatur GA homes for sale and a high buyer demand make this a hot seller's market!  Is it fact or is it hype?  Well, to the uninformed homeowners buying into the hype make them prime targets for unscrupulous real estate agents that let them believe they will make a fortune selling their home. They will let the Decatur GA home owner list their home at any price because they are playing the home seller as a fool.  In real estate this con game called "Buying the listing!" 

Since the real estate agent knows the home sellers motivation... they also know that once they have the home listed they have a good chance the home seller will stay with them.  Then the in a few weeks after taking the listing the homeowner starts getting requests for price reductions from their once upbeat listing agent. They are told to "Reduce the price if you want to sell!"  The agent knows it is just a matter of time... if the home seller has to sell - the seller will oblige. This occurs a lot more often than most people believe.

Homeowners go for this type of hype hook line and sinker.  The phrase "Homes are selling fast with multiple offers in days..." may be true if the home is updated, upgraded and in pristine condition.  However its been my experience that many homes in Decatur GA are not in turn key condition. Remember all real estate is local, so it is wise to stick t local trends instead of national headlines.  The homes for sale in Decatur GA tend to be older homes in need of a makeover and updates.  As far as neighboring high sales price homes... no matter what the updates and what the high price is....it does not mean that the sellers are making a profit.  There is a high cost for new windows, roofs, siding, flooring, paint, appliances, and HVAC systems. Any experienced real estate agent or appraisers know that all those costs cannot just be added to the price of the home. So the reality of the list price...changes with the actual sales price.  What the homes are actually selling for is what you need to know!

The fact is that historically there is a disparity at what price home is originally listed for sale and what it actually sells for. "Original List Price Does Not Equal the Sales Price in Every Sale".  In fact historically the opposite is true.  If you look at the charts I've prepared you can sell than most homes sell on the average much less than originally listed for.

Thanks Gabe Sanders. I see this happening all the time, yet peopel still list too high, reduce the price several times... and the damage is done.  Homeowners sell for less!

Jim ... You are right, and looks like many Decatur homes appear to have sold for under asking price.  I wonder whether home owners there got a bit over enthusiastic about their values when prices went up.
