What's My Home's Worth Facebook Ads Downfall
I don't know when and how...
but one day I realized that my Facebook ads have declined considerably since a year ago when I could count an average of 5-10 legitimate leads per day for homeowners requesting a CMA
From time to time, I had to turn them off because I was overwhelmed with all the leads and had to concentrate in converting them.
Not anymore,
The competition, the frequency and the constant bombardment of the same message has taken a toll..
Facebook users are simply tired of "What's my home worth?" ads...
They are sick on seeing them all over their Facebook page...day in and day out!
-- At least in my market ( Consider yourself lucky if your market is still virgin to these ads)
I have the good fortune recently to meet and mastermind with a marketing genius like Rand Smith (founder of ClientCreator.com)
As I was explaining my frustrations, I asked for his advice about a new type of campaign that I was testing that will essentially have the same results but it will be completely different than everyone else..

Of course!
They want to know how much is going to cost?
And this ad seems to attract better quality leads...because is a more direct question
Before you correct my usage of the language...understand that this phrase comes directly form Google of what consumers are asking for right now? (That's the image I use for my ads on Facebook-Approved)
So I tested my Facebook ad and used different versions...
I found that ads that are more personalized to the location has a higher click ratio

Using my customized landing page, I send visitors to this page when they click on the ad..

My landing page is also capable to pull their phone numbers (cell or land line) automatically for a quick call, for these 3 important questions ---

- Do you have any questions?
- and when can I pass by?
As the next page kicks in automatically...

And the conclusion is yet another video that contains more details and of course... a call to action...
I send them to my selling web page www.ReallyNiceHomes.com/selling ...to cement my relationship and hopefully gain their trust...
Two weeks ago I listed a house that was sold in just 7 days...(had 3 offers) my listing presentation was only 10 minutes long ..he cut me off in the middle of my listing presentation..
"Where do I sign?"
"I already know about you, I saw your videos and your website"...he says
Of course, I'm not saying that a single landing page can convince a seller on you...
It takes a lot more ....and I'm noticing that sellers are looking for more reasons to hire you.. than the actual opposite..
If they are spending time checking on you is because they already like you!
They are checking on you online...they want to know about you... before they consider hiring you..
This is why your website has to support your message...using landing pages, videos, blog posts, testimonials and publications..
Everything you have should be singing the same song...otherwise you will tend to confuse your leads..
