As a listing agent, I love the idea of an appraisal being done quickly and on the front end.  It will give them pause to think about terminating a contract over piddley things that might arise on an inspection.  The concern a buyer may have is additional expense spent should they terminate and obligation for the fee.  Hesitation as they have concerns about what an inspection may reveal.  In our area, good inspectors are booked out so it is not always achieveable to get that task done early which would endanger the appraiser already going out as well .  A balance!  Good luck!

Hi Connie- Thanks for the comment.  What I do to prevent worry on the inspection causing the contract to fall out and the appraisal fee being charged to the buyer is if this happens, I pay for the buyer's appraisal  on the next contract.
