Requesting Repairs: 

 

Once the inspection is complete there are always things to be repaired. We live in our homes and in a way we become blind to the flaws. The wear and tear of daily living takes a toll over time on door handles, cabinets, electrical switches. 

As an agent representing buyers I provide the list of requested repairs. I try to include pictures and detailed information about location so that the sellers can clearly understand what needs to be repaired. 

Today I am preparing a list for my clients. Will let you know how it goes.

That's true, Alan.. but here in NC normal wear and tear are not considered items that we ask repairs for... the buyer knew age and condition of home when he/she made the offer. As for mechanical, electrica, plumbing... that's whole 'nother story.

The Agent you choose REALLY does make a difference

While the buyer can ask for whatever they want, normal wear and tear is beyond the scope of what a seller will repond to.  From the outset I remind buyer clients that the inspection is mean to focus on safety, structural and environmental concerns. I also remind both sides that it is like a game of tennis so volley that ball carefully because when on one side of the court or the other, the one with the ball has a right to respond --- and/or cancel.  This can be particularly risky if a buyer decides to use a "pile on" strategy or a seller decides to be difficult and not address items of import.

Thanks everyone for your comments. In Real Estate everything is on the table for negotiation. I work with my clients to highlight things I believe are of importance but ultimately it is their list and I am their agent. I have been on the other end receiving the list as well.
