In our last post, we wrote about Mid Rise Buildings and what best described a mid-rise building, the advantages and disadvantages, and gave you a list of some of these types of buildings. Now, onto the High Rise! 

Midtown Atlanta Condos For Sale - High Rise Buildings

As I mentioned in my first post, some people might think 5 or 6 stories to be a high-rise building! But when we talk of a high-rise in Midtown Atlanta, we are talking those buildings that rise, 15, 20, 30, even up to the 40's in number of stories (or floors!) 

High-rise buildings will tend to be newer in construction, but not always the case. There are several older apartment buildings that were converted to condominiums, so they may not have all the bells and whistles that a newer building may have. 

So, what ARE the advantages and disadvantages to a high-rise building?

Advantages

  • VIEWS! (Especially if you are on a floor above 10 to 12)
  • Gated Garage Parking
  • Security Features that included card-controlled access and camera security
  • Concierge (Front Desk) (Ususally 24 HOurs)
  • Central Lobby to meet Guests
  • Amenities Packages that include movie and club rooms, fitness center and pool
  • Potential retail at Street Level (depending on building and location)
  • Newer finishes (no remodeling needed) if newer building

Disadvantages

  • Restricted views if on a lower floor
  • HOA fees may be higher to cover additional amenities/concierge
  • Larger Parking Garage - more time to get in and out of garage
  • Elevator wait (usually only a problem if one or more is not operating)
  • More Condos in the building so more residents
  • Floor plans can be smaller than older buildings but also better designed

I really think it comes down to the lifestyle you maybe looking for, along with what you can afford to spend in purchasing your condo. And the same idea applies here as we mentioned when looking at the mid-rise building...the location, the "feel" of the building, and of course the floor plans. 

Often, once you step into that high-rise building, and see the floor-to-ceiling glass and the view beyond...you may be inclined to sacrifice the space for that "million dollar view." Most of your high-rise buildings, if built in recent years will have finishes that include granite counters, stainless appliances and a choice of cabinet colors,  based on the floor you are looking at. Midtown Atlanta condo construction went through a period of all black-tiled back splash (try and say that one fast three times!) so that is one area that with minimal expense, you can add some cool uniqueness to YOUR condo! 

Midtown Atlanta has several new apartment buildings under construction (60 11th, 33 Peachtree Place) that are in the 20-30 story range. Again, an apartment in Atlanta real estate is considered a FOR RENT type of home.
