You get the call. 

"We are thinking of selling our home.  Can  you tell me what I need to do to sell it?"

 Yes!!!! Whoopie!!!I am going to get a listing.  (Of course, this is all going on in your head as you are doing the happy dance behind the closed door of your office)

Next thought.... OMG  what do I do now? 

 So.......my question is... what do YOU do next?  Do you have a pre-list booklet that you get to them right away?  Do you wait unti the appointment and just throw things together? 

How do you prepare the seller for the appointment?  How do you prepare yourself?  Do you use customized material?  Or do you use your companies listing presentation? 

Anyone care to share some of the steps you take to get to the listing appointment?

We have put together a book that we try to get to the potential seller prior to our appointment.  We have also just shown up for the appointment, with equal success.  It really depends on the amount of time that we have, we like to go and take a photograph of the seller's property and include it in our pre listing packet, if we don't have time to do that, we go and just do our listing presentation.

Big question .. that like asking how do you raise children.. it's a personal choice and based on each appointment.. I remember my 2st listing appointment I just used the Top Producer and the MLS CMA wizard I ended up with like 40 pages of information... and yes I went over every page .. took well over an hour and I don't think I took but on breath... I di get the listing... now 3 years and 100 listings later .. I go in ask them what their goals are and then tell them yep I can do that or nope cant help call another agent..

In time you will develop your on style

Thanks Tony & Darcy, Karen and Eric.  I have done it every which way too.  Sometimes it is a 20 minute deal in and out the door and others I have done the 1 hour talk.  I really want to get it down to a science.  Smooth and easy.  Since I just changed companies, I decided to set up some different systems.  I really am just looking for advise on what other top agents are doing.  Thanks for sharing.
