The median price of Nashville homes sold increased by 12% to $236,866 according the Greater Nashville association of Realtors. During the same 12 month period, inventory levels of single family homes decreased 12% to 8729 available homes, making the absorption rate a very low 3 months.

  • 2839 Nashville homes sold during the month of September 2015 compared to 2541 the previous September
  • Median sales prices of homes sold during the month were up 12% to $236,866
  • average days on market for Nashville homes was down to 56 days compared to 68 days last year
  • 8729 single family homes are currently listed in the Nashville MLS as available for purchase compared to 9924 12 months ago

     Nashville homes are still in a sellers market with most new homes under contract before they are finished, and many resale homes getting multiple offers the first week on market.   • The most popular neighborhoods in and around Nashville based on September closings are as follows Providence with 33 closings, this does not include the Del Webb section
  • Green Hills with 16 closings, it seems low to me, but some Green Hills homes are listed as smaller communities
  • Lochaven with 16 closings - a new community of Beazer homes close to Brentwood Inglewood with 15 closings
  • Crieve Hall with 15 closings Westhaven with 14 closings East Nashville with 14 closings - it's hard to classify this as a neighborhood but what else would you call it
  • Crieve Hall with 13 sales - a very convenient location near I-65 north of Brentwood
  • Lockeland Springs with 13 closings - located in a very hot area of east Nashville

Hi Larry, Nashville has had a great market and now is the time to sell. Just 40 miles away it is a much slower market. We are still in a buyers market.
