After years of explaining to potential sellers that their home really isn't going to sell for as much as they think, I am beginning to see just the opposite. I spoke to a lovely couple yesterday about their home and we discussed the possible range that their home might sell. They were astounded that the prices had returned to near normal.
They believed that it would be nice to just get their money invested into the home back, when in fact I was able to show them they had built some equity over the past 3 years. They had purchased in a good neighborhood, updated their home, and kept it immaculate. It also did not hurt that the home was a ranch over a finished basement. Those are as rare as hen's teeth in these parts.
So, if you are thinking about that next home but are afraid that your current home has not increased in value, your best bet is to call in a Real Estate professional to prepare an analysis of your home and the surrounding area. They should be able to tell you a range in which your home is likely to sell. Who knows, your home might have been increasing in value when you weren't looking!
