Most buyers check on the big things like the size of the house or the condition of the foundation. Buyers with kids will often check if the neighborhood has good schools or if the location is accessible to public transportation. All of these details are important in determining whether to buy the house or not. But, buyers often overlook many of the small but important details. So before you make an offer, here are the 5 nitpicky things you should include in your checklist.
Access to Cell service
Recent study shows that homeowners care more about cell reception inside the home than they do about finding a good school. It is annoying to find out after buying the house that you can't make a call when you are in the kitchen or inside the room. There are many homes that are being plagued by dead zones and some areas are entirely out of reach of local cell towers. So before you buy a home, check the cell signal while moving around the house. The open house is the perfect opportunity to this check. If the signal is bad, you can try calling your provider to see if there are any upgrades happening in the area soon.
Internet Connection
Not all places are created equal. Don't think that since you enjoyed blazing internet speed in your old place, it will be the same in your new home. Internet speeds vary depending on the location and you might find yourself cut off from the online world if you ignore checking this factor. Before you move in, contact your internet provider and ask about the level of service they provide in the area. If the internet connection is poor, you can try changing plans or switching to a different subscriber altogether. You can also ask your future neighbors what internet provider offers the best service and speed in the community.
Water Pressure
Nothing ruins a morning more than a shower with dripping water. Or maybe the water pressure is not strong enough so the shower doesn't work on the second floor. Or it seems to be working fine until somebody else washes the dishes in the kitchen. Poor water pressure can be caused by many things. It is important to detect this problem as soon as possible so you can get your water back soon. Some reasons for poor water pressure can be fixed by DIY but for severe issues, you have to call the plumber. Before you decide to buy the home, test out the water pressure by opening each faucet and then opening them all at the same time. If it’s lacking anywhere in the home, bring it up with your house inspector to find out if you’re in for a cheap or expensive repair job.
Day Lighting
Homes are staged to highlight the good qualities of the house. Check on the quality of the sun light at different times of the day to determine if it enters the home. After all poor lighting can be depressing for some folks while a good dose of vitamin D can do a lot to lift your spirits.
These are very small things but once you're settled in the house, you will realize that these small issues actually matter a lot.
