According to the 3rd Quarter 2015 Sharon MA Home Sales Report, sales have decreased while prices have gone up.  For the first time in the last five years, total year-over-year sales were down.  However, they are the highest quarterly sales for 2015.  Let's see how the numbers break down.

Total Sharon MA Homes Sold in the 3rd Quarter - 2011 to 2015

The MLS Property Information Network is reporting that a total of 65 Sharon MA homes were sold in the 3rd quarter of 2015 (July 1 to September 30).  That is a 27% decrease from the same time last year.  On the other hand, as I stated before, this is the highest quarterly sales of 2015.  The year started off slow with 25 total homes sold in the 1st quarter.  It gained a bit of momentum in the 2nd quarter, with a total of 54 Sharon MA homes sold.  That momentum continued into July, with 23 homes sold.  August peaked for the quarter at 24.  September finished off with 18.

Average Sale Price of a Sharon MA Home Sold in the 3rd Quarter - 2011 to 2015

The average sale price for a Sharon MA home in the 3rd quarter 2015 was $554,002.  That was 3% higher than the 3rd quarter of 2014.  It is the lowest quarterly average this year, though.  In fact, the average sale price has steadily decreased each quarter of 2015.  A 3 bed/1 bath, 1208 square foot Colonial farmhouse sold in Sharon MA for $215,000.  The new owner paid $15,000 under list price.  Meanwhile, a 5 bed/3 bath, 5005 square foot custom Contemporary on just under one acre of land in Canoe River Estates was purchased for $1,150,000 after 30 days.  The Buyer paid $40,000 under the list price.

What Can a Buyer Take Away From the 3rd Quarter Sharon MA Home Sales Report?

Sellers are more than willing to work with Sharon MA Buyers to get their home sold.  Of the 65 homes sold in the 3rd quarter of 2015, 39 sold in 30 days or less.  That is a whopping 60% of the total sales.  One home even sold the same day it was listed.  The Buyer paid $5200 under list price, too.  The Federal Reserve will be meeting again shortly to discuss possible rate increases.  Make sure you have a locked in rate now.  Contact your Sharon MA Buyer Broker today.  You might even be able to spend Christmas with your family in a brand new home.
