All real estate agents say the same thing - "now is the best time to sell" yada yada... but there are benefits to selling in the fall and winter months over the spring and summer; the time everyone thinks is the best time to sell. If you have to sell a home in the fall, it's not the end of the world, you won't even have to worry too much about getting a good price. Here are 4 very good reasons Fall is a great time to sell a house.

#1. Use the Seasons to Your Advantage

Capitalize on the warmth of the season with  fall colors, scents and landscaping. Don't stress that leaves are falling from trees; embrace it with pumpkins on the porch, fall flowers on the table and a wreath on the door. Don't overdo it but you can certainly benefit greatly from the sense of warmth, home and hearth. You'd be surprised at what these feeling evoke. Home, family, comfort; they all add to the charm of the season and by maximizing the feeling in the staging, you can appeal to a wide range of home buyers. 

#2. Pressure to Move Before the Holidays.

Most people don't want to be packing and moving during the holidays. They want it done and over with. People may want to decorate so the urgency to close before the holidays is a great reminder to get into a home soon and not dilly-dally on the negotiations too much. #3. Less Competition.

Let's face it, there are just fewer sellers out there! Buyers may still need to buy a home and move and guess what, your home is what's available. For this reason, you won't need to budget much, if at all, on your price and buyers won't have a lot of competition to deal with and neither will you. 

#4. More Motivated buyers

Yes, this goes along the lines with the pressure to move, but people also don't want to be house hunting in the winter months. You won't have to deal with too many looky-loos that are not really serious buyers and those that are serious will really only look at your home if they have a pretty good intention of buying. You may not have as many non-serious buyers coming through your home. This eases the stress of showing the house week after week.

Very well said. I'll keep your information for any clients looking to move into your area and please do the same for the Phoenix area.  This year I have to say it's been extremely slow with buyers.  It's like everyone is waiting for next year which is not normal.  Are you experiencing that this year in your market?  Unfortunately Phoenix doesn't have too many trees that drop leaves.
