Five Must-Have Items Every Good Listing Agent Should Carry.

The other day I was reminded why carrying around certain items that stay tucked away neatly in the back of my crossover is such a great idea. I thought I would take an inventory and see what five items back there I truly needed on a constant basis. image of house in hands

1) A steel mallet. Yes, I hammer my own signs in the ground and if you do to you know how handy the mighty mallet truly is. Plus, if the office printer isn't working properly, you can always use the mallet to threaten said infuriating electronic device. 

2) A four-pack of 60 watt light bulbs. Had to use 'em just yesterday on a vacant house. It is shocking how many home-sellers forget this small but critical detail.

3) Riders. Sold. Under Contract. Because you never know when you'll be getting that next contract and you want to make sure the competition knows right away that YOU just sold the house down the street - Boom!

4) A small broom and dust pan. Don't wait for someone else to pick up those dead bugs in a vacant house. Get it done right then and there! You never know when that next showing will turn into a serious buyer.

5) Cleaning wipes. I have many sellers tell me the house is clean when they leave. But is it REALLY clean? Often times, no. Be ready to reenact that scene from American Beauty. You know the one. Annette Bening strips to her under garments just before an open house and scrubs her listing down, all the while chanting, "I will sell this house", over and over. Sans the crying hysterically of course.

Okay, I know there are probably about a thousand other items for a real estate professional to carry with them, but I think these are a great start. Happy selling fellow Realtors®!

Steven- great list!  In STL we are not allowed Sold sign riders- until the deal is closed;)  We can use under contract!

I agree, zip ties too! In my case I have pepper spray as well.  You can never be too careful.

How about a snow shovel to shovel out a stuck client, or clean off a walkway. Snow melt to make a walkway safe for a showing. A hundred watt light bulb in a plug-in socket that can temporarily light a dark room that you are showing. A gallon of winter formula windshield washer and a bucket for those fabulous times that someone has used a toilet in a home, maybe your listing, that has the water turned off. For open houses and showings of my own listings I keep: An array of many different types of light bulbs and a step stool to access ceiling fixtures. Camera to conveniently update pics as the season changes, or some other important change in the home, or a striking sunbeam in a room.

I could carry my enitre house in the trunk of my car if I were an Agent.  You could probably find extra kids in there if you were to dig below the toilet plunger, and garbage bags!

Everyone has great ideas, but do you see how that trunk thing is getting closer to a reality for you??? LOL

Great list of necessities Jeffrey, I do carry toilet paper and a flashlight with me and do pack a sledge hammer when necessary to put the sign up when listing a home for sale.

So true!  I have a crate of tools that also include lubricant for keys.  In our Arizona desert climate we encounter things a bit different - dusty keyholes!
