It was a V-E-R-Y slow week with no new listings or escrows and just one sale in condos. Still, despite this week’s lack of activity, there have been 43 sales as of today, Sunday which is more than halfway to the goal of meeting or beating the 78 sales of last Oct. Take a look–

Sales:
Kaiulani 75 sold for $780K cash while listed for $824,900. The sellers bought this townhome from the developer in 4/07 for $899,440.
Expired:
Villas of Kamalii 50 expired after 402 days while priced at $749K. The prior sale was for $620K in 4/04.
Withdrawn:
After 138 market days, Puu Poa 114, with a list price of $1.110M was withdrawn. The seller bought this ocean front condo for $870K in 9/12 as a short sale.
Price Changes:
Unlike last week where there were no price changes in condos or homes, this week is a different story.
Bank owned Mauna Kai 1A reduced to $319,900 from $334,900. The seller bought this unit for $539K in 3/05.
Plantation 212 reduced from $499K to $479K. The prior sale was for $560K in 3/07.
3 bedroom Puamana 14D is now $554,500, down from $569,500. The unit sold for $610K in 6/08.
Alii Kai 3203 went from $660K to $649K and last sold for $179K in 7/97.
Now on to your Princeville Kauai single family home update which was basically non-existent with only one sale:

On a note of safety – I’m sorry to say that a 31 year old woman from New York drowned this week while trying to cross Lumahai Stream. She apparently lost her footing and was swept out to the ocean.
Our winter surf is beautiful, but can be very treacherous. Please be very careful as we head into winter and always err on the side of caution. As they say, when in doubt, don’t go out- and I would add, in the winter, think twice before you decide you can handle it.
